IAC is pleased to furnish this proposal to supply all the materials and labor necessary to
complete the following: Clean and Sanitize all the AHU's and all associated supply and return
ductwork that supplies the entire Town Halh
1.0 Air Conveyance Cleaning
1.1 Cut access openings into the ductwork as required ensuring a thorough cleaning.
Install SMACNA approved access doors or plates where openings have been cut.
Locations of access doors to be indicated on HVAC drawings (if available), by Indoor Air
Care personnel. If external insulation is removed during the installation of access doors,
Indoor Air Care will repair the removed section with foil tape (unless insulation is
deteriorated).
1.2 Clean interior of supply and return ductwork excluding (ceiling return plenums) using
only HEPA filtered vacuums or with the Indoor Air Care Cyclone Power Vac Truck
mounted unit with 12,000 CFM. HEPA filtered vacuums will prevent the discharge of
particulate matter back into the indoor environment. All contaminants and particulates
are collected within these units. Indoor Air Care will take all necessary precautions to
prevent debris from entering occupied space. HEPA filtration (99.97%~a~.3 microns),
for collection of debris

1.3 Flex ductwork- will be carefully cleaned by swabbing interior surfaces to loosen debris
(If applicable). Flex-Duct work cannot be cleaned as aggressively as non-
porous ductwork. If Flex-Ducts are not able to be cleaned by Indoor Air Care project
manager will report to Facilities.
1.4 Internally Lined Ductwork/Fiberboard- will be gently cleaned so that the
surfaces will not be damaged. Any damaged internally lined fibrous insulation
will be reported to the Project Manager. If conditions are found to be visibly
deteriorating, Indoor Air Care may at additional cost and with client approval, apply a
coating that would restore lining or remove insulation.
1.5 Registers/Diffusers/Grilles- Remove and hand clean and sanitize all removable
diffusers/grilles/registers. All others to be done in place. Take all diffusers to a
location to be washed or power washed if debris is caked on. Reset all registers
to original openings when completed. When registers cannot be removed, manual-
hand contact cleaning and vacuuming will be applied.
2.0 Agitation Equipment
2.1 Air powered cleaning of all ductwork will be performed by using a high pressure
compressed air system, jTornado Compressed Air System) which is directed through
small access holes in the ductwork. All access holes are plugged using 1 "plastic hole
plugs.
2.2 Air powered cleaning of all ductwork will be performed by using a high pressure
compressed air system which is directed through small access holes in the ductwork.
2.3 Air Compressors- Atlas Copco XAS-90 diesel powered Truck mounted
compressor supplying 185 CFM@175 PSI.
2.4 All crawlable Ductwork will be entered by Indoor Air Care technicians and will be
cleaned by hand HEPA vacuuming.
3.0 Sanitizing & Coatings
3.1 All ductwork will be sanitized with EPA approved disinfectant for all air handlers and
associated ductwork. Sanitizing will remove and limit the growth of mold, mildew, and bacteria
within the air duct sytems.

3.2 Indoor Air Care may use any or all of the following Coatings (Encapsulate) based on
scope of work. Fosters 40/10 Duct Liner Sealer, Fosters 40/20 Fungicidal Coating.
This will depend on Project specifications and interior conditions of HVAC systems. All
coating treatments only apply to internally lined fibrous conditions (porous ductwork).
All coating applications will be applied with Craco Air less Sprayer. (Not applicable)
4.0 Air Handling Units
4.1 Manual Contact Vacuum- clean and sanitize all compartments of the HVAC
units including fresh air intake plenums. Clean all sheetrock debris off filter banks.
4.2 Power Washing- Will only be performed if hand cleaning is not effective and
there is adequate drainage so that water will not collect in Air Handling Unit.
All components within the HVAC units will be cleaned including coils, blower
wheels fans/ housings, and condensate drain pans.
4.3 Armstrong Armaflex SA- If fibrous insulation in the AHU is deteriorated or damaged
where Fiberglass is exposed to air stream IAC recommends at an additional cost and with
client permission upon inspection to replace with self adhesive ArmaFlex made by
Armstrong which is designed to replace fiberglass insulation. Armaflex controls
condensation, repels water, and more importantly is not fibrous and not a class #2b
carcinogen. It is a closed cell elastomeric foam and can reduce or eliminate conditions
amplifying biological contamination and bioaerosols in commercial air systems. The surface
is durable and erosion-resistant. AP Armaflex SA is also washable, providing a basis for
continuing system hygiene. (Not Applicable)
5.0 Health & Safety
5.1 Personal Protective Equipment- All precautions required by OSHA.1910,
including eye protection, HEPA respirators, gloves, etc. will be worn by IAC
employees.
5.2 Confined Space- Indoor Air Care personnel are OSHA Confined Space Certified.
5.3 Hazard Communications- IAC will provide Material Data Safety for any
chemicals to be used and will be provided before starting project.
5.4 Lockout/Tagout-All of IAC employees have been trained in lockout/tagout
procedures for energy isolation. Any ACS system components or equipment to be
cleaned will be shut down and isolated using correct lockout/tagout procedures
before and during any cleaning.

6.0 Visuallnspections

6.1 Verification ofACS cleanliness will be determined by visual inspection after
mechanical cleaning and before the application of sanitizer or coatings.
6.2 Before/after Optical Borescope Inspections or Robotic Video Inspections upon
request, for additional pricing.
7 0 General
7.1 Protection of all areas where work is being performed will be provided, as well as
Clean up upon completion. This includes furniture, equipment and flooring, as
required if necessary.
8.0 Exclusions
8.1 Removal/installation of coils in AHU.
8.2 Moving of stored material & equipment to access mechanical equipment.
8.3 3.2, & 4.3 Scope of work will not apply on this project.
8.4 General exhaust, bathroom exhaust, and any other separate exhaust or not included in
this project or pricing.
9.0 Pri ins
9.1 Any lift or scaffolding will be supplied and is included in pricing.
9.2 Perform the cleaning during night hours and/or weekends conducive to the daily
operations of the facility.
9.3 Prevailing Wages are also applicable and is included in the pricing.
10.0 Owner/Customer Responsibilities
10.1 Provide IAC with a mechanic/supervisor to provide access to the systems and all areas
involved, assist in locating electrical supply, and act as a liaison between IAC and
facility.

10.2 Providing parking for IAC service vehicles adjacent to home where cleaning will be
performed.
10.2 IAC would like to remove all the registers to do a thorough job. In the event of painted on
registers, IAC cannot guarantee against damage occurring upon removal of registers.
Owner/Customer will be responsible for touch up of paint or plaster on or around grilles
and diffusers, if paint or plaster must be removed in order to remove grilles for cleaning.
10.4 Owner/Customer will be responsible for notifying occupants in affected areas prior to the
start of cleaning.
Perform Project # 32-324 as listed above according to visual inspections and Blue Prints
provided by Engineering.
