Dear Supervisor Gutzler:
Nature Preserve Homeowners Association, the HOA, is a residential homeowners association currently consisting of 15
homes. In reviewing the most recent tax bill due from the HOA it appears that the largest portion of the bill is for the
above sewer district assessment. The rate the HOA is paying is based on 9.49 benefit units. This land is essentially 45.43
acres of wetlands and receives no actual benefits from the district. In addition, the individual homeowners already pay a
sewer district fee for their use as part of their individual tax bills. As these same homeowners pay assessments for the
operation on the HOA and therefore are assessed by the HOA for the sewer district fee they are in essence being taxed
twice by the district for a single service.
The HOA is respectfillly requesting that the common property not be assessed for benefit units by the Town, particularly
as the members of the HOA are already being assessed individually by the district for their use.
If you wish we would welcome the opportunity to address the Town Counsel or other appropriate body to discuss this and
present any information you may require to consider this request.
