T/0 WAPPINGERS The property in question is a 0.587 acre parcel located on the south side of Old Hopewell Rd., approx.'/< mile east of Route 9. The property currently has a single family dwelling located on the proper, the house being approx. 10 ft. from the front property line along with retaining walls and stairs that are in fact off the property and on Dutchess County (Old Hopewell Rd.) property. It was the new owner's intent to renovate the existing structure, but after much deliberation he decided to construct a new single family dwelling behind the existing structure and after the new house is constructed, to raze the existing house. The peculiar shape of the lot, triangular, poses some serious challenges regarding the rear setback minimum of 40 ft., along with leaving enough room for a new S.D.S. behind the existing house (there is currently an existing well on the property which we would like to re-use). The proposed location of the house, just behind the existing house is pretty much in the center of the lot. Yes, we could push the house to the extreme rear corner point of the property, still yielding only a 65 ft. front yard, still requiring a variance, and rendering the house in an ill-advised location in order to create a greater front yard setback. We feel the new location is the ideal choice for the house site, and it eliminates the existing structure which sits virtually on the road. As we discussed, the owner, Carl O'Toole was initially going to renovate the existing home on the lot. Due to its poor condition and proximity to the road, Mr. O'Toole has decided to construct a new home behind the existing. It is his intent to construct the home and then raze the existing structure prior the issuance of a C. of O. That being said, a variance will be required for the front yard setback.
