Subject: Cross Courts - Amended Site Plan Approval for a
Swimming pool & Kiddie Pool - 204 New Hackensack Road,
in the Town of Wappinger.
At their March 16th, 1981 meeting, the Planning Board
granted amended site plan approval to the Cross Courts Tennis
Club for the addition of a swimming pool and kiddie pool,
subject to the following conditions:
1. The Planning Board reserves the right to review the
parking for adequacy for a period of six months and if
problems occur, expansion of the parking facilities w,ill
be required.
The pools shall be' operated during daylight hours
3 . If the parking area is to be blacktopped in the future,
a permit must be obtained and additional downstream drainage
fees x,,auld have to be paid.
4. Dox .stream drainage fee of $ .15 a square foot for the
areas covered by the pools and other areas covered by impervious
ynaterial (concrete) shall be paid prior to the issuance of
a building permit.

At their June 16th, 1980 meeting, the Planning Board of the
Town of Wappinger adopted the following resolution:
BE IT RESOLVED THAT the Planning Board of the Town of
Wappinger hereby grants amended site plan approval to the
Nes company for site plan entitled "Proposed Expansion - Cross
Courts, Town of Wappinger, Dut. CO. , . N.y.11 , dated 3/8/80,
revised 4/4/80 and amended 6/7/80, prepared by Richard G. Barger,
P.E. & L.S. , and subject to the following conditions:
1. Proposed grades on the new parking area and spot
elevations shall be indicated.
2 . Amended approval does not constitute approval of
the swimming pool.
3 . post and rail fencing shall be extended to the end
of the parking area by the pond.
4. The applicant is subject to the conditions of approval
per resolution dated April 8th, 1980 .

Subject: Cross Courts - Site Plan Approval for Eight Outdoor
Tennis Courts & 22 New Parking Spaces on property
located on 204 New Hackensack Road, in the Town of
Wappinger .
At their April. 7th, 1980 meeting, a motion was made by
Dr . Miller, seconded by Mr . Keller, to adopt the following
resolution:
BE IT RESOLVED THAT THE PLANNING BOARD OF THE TOKNT OF WAPPINGER
HEREBY GRANTS FINAL SITE PLAN APPPIOVAL to the Nes Company for
eight outdoor tennis courts and twenty-two new parking spaces
indicated on site plan entitled "Proposed Expansion - Cross Court,
Town of Wappinger, Dutchess County, New York" , prepared by
Richard G . Barger, P .E . & L.S . , and dated 3/8/80 and revised 4/4/80
and subject to the following conditions:
1 . Downstream drainage fee of $ .15 per square foot of
areas covered by impervious material, being the twenty-two
new parking spaces, shall be paid prior to the issuance of
a building permit and/or certificate of occupancy.
2 . The Planning Board reserves the right to review the
parking area for adequacy every six months for a period of
at least one: year .
3 . Approval of the Dutchess County Department of Public
Works for revisions to the entrance/exit shall be obtained
prior to the issuance of a building permit and/or Certificate
of Occupancy.
The motion was unanimously carried by those m.ambers present.

Subject: Application of Mutual Tennis, Inc. for Site Plan Approval
and a Special Use Permit to establish and operate a
six-court indoor tennis facility on New Hackensack Road.
At the August 19th, 1974 meeting, the Planning Board of the
Town of Wappinger unanimously adopted the following resolution :
WHEREAS, the Town of Wappinger Planning Board has received
an application from Mutual Tennis, Inc. for a Special Use Permit
and site plan approval for a six court indoor tennis facility to
be located on the easterly side of New Hackensack Road, in the
Town of Wappinger, and
WHEREAS, a public hearing was held on August 19th, 1974
on said application at the Town Hall, Mill Street, Wappingers Falls,
New York, and
WHEREAS, the Town of Wappinger Planning Board received said
application and referred it to the Dutchess County Department of
Planning for their recommendation in accordance with Sections 239-1
and 239-m of General Municipal Law and a recommendation was received
from said Board dated July 9, 1974 .
NOW, THEREFORE, BE IT RESOLVED THAT the Town of Wappinger
Planning Board approves the site plan of Mutual Tennis, Inc. ,
prepared by Richard G. Barger, P.E . & L.S . , dated June 8, 1974
and entitled "Mutual Tennis, Inc. , Town of Wappinger, Dutchess County,
New York" .
IT IS, THEREFORE, RECOMMENDED THAT a Special Use Permit be
issued subject to the following conditions:
1 . Letter shall be obtained from the abutting property owner,
Carl H. Swenson, stating that he has no objection to water being
discharged into the pond or stream that goes through his property.
2 . Applicant shall comply with the recommendations of the
New Hackensack Fire Company.

3 . Permit for curb cut shall be obtained from the Dutchess
County Department of Public Works prior to the issuance of

4. Approval of the Dutchess County Department of Health on

5. Existing buildings on the property shall be maintained in
a structurally sound condition to meet with the Building
Inspector 's approval.

Subject; Fire Company Recommendations for Indoor Tennis Courts
Mutual Tennis, Inc.
Location: East Side of New Hackensack Road near Jackson Road
Re commendations
1. Lighted EXIT signs above all exits. Lighted directions
to all exits if exits are not directly accessible.
2. Drapes to be used between the courts should be of fire
retardant material.
3. Exits should be of panic bar type easily opened from
the inside.
4. A fire alarm system consisting of smoke or heat
detectors strategically placed, especially in
enclosed areas, such as Mechanical Room, locker
rooms, offices, lobby, etc. , should be connected to
an audible alarm.
5. Emergency lighting consisting of battery-operated
flood lights should be installed to illuminate all exits
and avenues to exits.
6. Fire extinguishers should be provided in various areas:
a. Mech. Room: CO2
b. Locker Rooms: Press. Water
C. Lounge - Lobby: Press. Water
d. Pro Shop: Press. Water
e. Playing Area: 1 Each Court - Press. Water
