Subject: Curries Early American Furniture - Application for site plan approval
of a proposed work area located on Rte, 9D, in the Town of Wappinger.
At the May 13th, 1985 meeting of the Planning Board, a motion was made by
Mr. Parsons, seconded by Mr. Keller, to adopt the following resolution:
BE IT RESOLVED THAT THE PLANNING BOARD OF THE TOWN OF WAPPINGER HEREBY GRANTS
FINAL SITE PLAN APPROVAL to Donald & Dorothea Currie for site plan entitled,
"Curries Early American Furniture, Town of Wappinger, Dutchess County, New York",
prepared by John E. Railing, P.E. , L.S. , and dated February 14th, 1985 and revised
April 21st, 1985, and subject to the following conditions:
1. Approval of NYS Department of Transportation shall be obtained on entrance
and exit prior to the issuance of a building permit.
2. Downstream drainage fee of $ . 15 a square foot for newly constructed roofed
areas and areas covered with impervious material shall be paid prior to the issuance
of a buidling permit.
3. An erosion control plan shall be approved by the Engineer to the Town and the
Conservation Advisory Council prior to the issuance of a building permit in accordance
with the requirements of the Town of Wappinger Soil Erosion & Sediment Control Ordinance.
4. An application shall be made to the Zoning Administrator for a grading permit
which shall meet the Soil Erosion & Sediment Control Ordinance requirements, including
submission of a plan showing design and materials. A month by month schedule shall
be submitted to the Zoning Administrator prior to the issuance of a building permit.
5. A copy of the building plans shall be supplied to the Fire Prevention Bureau
for their review prior to the issuance of a building permit.
6. The Fire Prevention Bureau shall inspect the premises prior to the issuance
of a Certificate of Occupancy, and if any comments are made, these comments shall
become part of the resolution.
7. Any signs to be located on the premises and/or building shall comply with the
requirements of the Town of Wappinger Zoning Ordinance unless a variance is first
obtained.
8. Site lighting shall be submitted and reviewed by the Zoning Administrator prior
to the issuance of a building permit to insure that there will be no glare onto
roadways and/or adjacent residential areas.

9. Landscaping shall be required as determined by the Planning Board.
10. If a refuse container is required, adequate screening shall be provided, and
the Planning Board shall review the plan.

At the January 17, 1972 meeting, the Planning Board of the Town
of Wappinger granted final site plan approval to a site plan entitled,
"Property of Donald J. & Dorothea R. Currie, Site Plan, Currie' s
Early American Furniture, Town of Wappinger, Dutchess Co. , New YorR",
prepared by Richard G. Barger, P.E. & L.S ., and dated 12/18/71,
revised 12/30/71; subject to the following conditions:
1 . Driveway entrance shall be widened to 20 feet.
2 . Application shall be made to the New York State Department
of Transportation for cox ercial entrance and exit, approval.
3 . Stockade fence presently existing shall be removed in its
entirity.
4. off-street parking provisions shall be made for a minimum
of 12 spaces.
5. Sign shall be placed to indicate private driveviay.
6. Stanchion and chain shall be placed where private driveway
and driveway to the furniture store meet, to prevent exit
on the private driveway.
7. Proposed sign for furniture store shall comply with the
Town of Wappinger Zoning ordinance.
