Steiner: At the June 17th, 1974 meeting, the Planning Board of the Town of Wappinger adopted the following resolution: BE IT RESOLVED THAT the Town of Wappinger Planning Board hereby denies without prejudice the application of D.W.S. Holdings, Incorporated for preliminary approval of a subdivision entitled "Forest Farms, Preliminary Plat Prepared for D.W.S. Holdings, Inc. , Town of Wappiager, Dutchess County, New York" , prepared by Howard A. Kelly, P.E. , and dated 1/2,5/74 and revised 2/13/74 and 3/5/74 . Said denial is based upon the following: 1 . Based on the present "Town Development Plan" prepared by Frederick P. Clark and Associates, dated July 1962 and map dated January 1961, the traffic flow pattern is not in conformance with these documents as proVisions for a connector road indicated on the January 1961 map have not been shown. 2 . ' Traffic studies have not been provided. Applicant has failed to demonstrate that streets and highways as proposed are adequate to handle the prospective traffic flow. 3 . Unique physical features as required by Article IV, Section 40. 13 of the Town of Wappinger Subdivision Regulations have not been shown . 4 . Applicant has failed to provide lots which are of a character that can be safely used for building purposes . Gentlemen: The Planning Board presently has before them the applications of D.W.S . Holdings, Inc. for subdivision approvals of properties located off Widmer Road, in the Town of Wappinger. Copies of the subdivision maps and applications are attached. The Planning Board is in very preliminary discussions with the applicant ' s representative and would appreciate some information on plans for water and sewerage in that area. The Board would like to know whether or not these proposed subdivisions are in the water and sewer improvement areas, and if they are, at what point in time lines would be in to serve these proposed subdivisions . If they are not in the districts, the Board would like to, know if they could become tenants or install their own private water and sewer systems . The Planning Board would appreciate a reply, if at all possible, prior to their March 18th meeting. The Board would again like to note that they are only in the preliminary discussion stage with the applicant ' s representative. Thank you for your cooperation.
