RE: Garcia & Seney Subdivision-Theresa Blvd, & Pine Ridge Drive
Dear Mr. & Mrs. Garcia.
At their December 5th, 1983 meeting, the Planning Board of the
Town of Wappinqer, granted preliminary and final subdivision approval
and waived the final public hearing. The resolutions of approval are
as follows:
TENTATIVE APPROVAL IS TIEREBY GRANTED to Henry Garcia & Pichard

prepared by Richard G. Barger, P.E. & L.S. and dated. November 30, 1083
subject to the following requirements:
Within six months of this tentative approval., the applicant is
authorized to submit an application for approval of a subdivision plat
in accordance with the Town of Wappinger Subdivision Regulations. In
addition, the application must meet the requirements of the Town of
Wappinger Zoning Ordinance. In addition, the following improvements,
reservations, changes, and requirements are pre-requisite to the
approval of the plat.
1. Approval of the Dutchess County nepartment of health shall
be obtained prior to the signing of the plat.
2. Downstream drainage fee of $200.00 for the newly created
building lots shall be paid prior to the signing of the plat.
3. Driveway permits shall be obtained from the Town of
Wappinger Highway Superintendent prior to the issuance of any
building permits.
4. Lowest openings of all houses shall be at least two feet
above the finished road grade unless waived by the Highway
Superintendent and/or the Engineer to the Town.

5. All footing drains and roof leaders shall be piped into
the storm drainage system unless waived by the Highway
Superintendent and/or the Engineer to the Town.
6. Five copies of the filed map shall be submitted for
Planning Board distribution. Said copies shall be obtained
from the County Clerk's office.
WHEREAS, an application.for final: approval of a subdivision en-
titled "Proposed Subdivision of Lands of Garcia & Seney, Town of
Wappinger, Dutchess County, New York" was received by the Town of
Wappinger Planning Board on December 5th, 1983, and
WHEREAS, a final public hearing is waived by the "down of
Wappinger Planning Board, and
WHEREAS, the requirements of the Subdivision Regulations of
the Town of Wappinger nave been met by said subdivision plat and
application, except as noted below, and
WHEREAS, the conditions of the preliminary approval of said
subdivision plat, granted by the Town of Wappinger Planning Board
on December 5th, 1983, have been met, except .as noted below.
NOW, THEREFORE, BE IT RESOLVED THAT the application of Henry
Garcia & Richard Seney for approval of said subdivision plat,
prepared by Richard G. Barger, P.E. & L,S.,and dated November 30th,
1983, be approved subject to the following conditions, and that the
Chairman be authorized to endorse approval on said subdivision plat
upon compliance with said conditions by the applicant, which con-
ditional approval shall expire six'. (6) months from the date of this
resolution if the applicant has not complied with the conditions set
forth.
Upon completion of all requirements set forth in the action
approving the Subdivision Plat, the -lat shall be properly signed by
the appropriate officers of the Planning Board, and shall be filed
by the applicant in the Office of the .County Clerk in accordance
with the requirements of Section 278 of the Town Law. Any Sub-
division Plat not so filed within sixty days of the date of
Planning Board signature shall become null and. void.
Conditions of the final approval are the same as those stated
in the resolution of preliminary approval.
