Box 358 Hughsonville, New York 12537 RE : Elke Glass Subdivision - Two Lots on New Hamburg Road, in the Town of Wappinger, Dear Mrs . D'Amico: At the October 3rd, 1983 meeting of the Planning Board, a motion was made by Mr. Parsons, to grant preliminary and final approval and to waive the final public hearing. The resolutions of approval are as follows : TENTATIVE APPROVAL IS HEREBY GRANTED to Elke Glass D'Amico for subdivision as shown on map entitled "Preliminary Subdivision Plat, Elke Glass, Hughsonville, Situate in the Town of Wappinger, Dutchess County, New York" , prepared by Ernest Martin, Sr. , LOS., and dated August 1983 , subject to the following requirements : Within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivision plat in accordance with the Town of Wappinger Subdivision Regulations. In addition, the application must meet the requirements of the Town of Wappinger Zoning Ordinance. In addition, the following improvements, reservations, changes, and requirements are pre-requisite to the approval of the plat. 1. Approval of the Dutchess County Department of Health shall be obtained prior to the signing of the plat. 2. Downstream drainage fee of $200.00 for the newly created building lot shall be paid prior to the signing of the plat. PLANNING BOARD TOWN OF WAPPINGER TOWN HALL. Driveway permit shall be obtained from the Dutchess County Department of Public Works prior to the issuance of a building permit. 4. Drainage flow patterns shall be indicated on the individual plot 'plans. For any surface waters that discharge upon properties of other persons, the applicant shall obtain a letter from the same permitting such discharge. 5 . Lowest opening of all houses (windows, doors, garage doors, crawl space, etc. ) shall be at least two feet above the finished road grade unless waived by the Highway Superintendent and/or the Engineer to the Town, 6 . All footing drains and roof leaders, if specified by the Building Inspector, shall be piped into the storm drainage system. 7. Five copies of the filed map shall be submitted for Planning Board distribution. Said copies shall be obtained from the County Clerk 's office. 8. The tax map indicates that land shown as belonging to Zdiuch on the subdivision location map is a right-of-way, this should be clarified prior to the signing of the plat. WHEREAS, an application for final approval of a subdivision plat entitled "Preliminary Subdivision Plat, Elke Glass, Hughsonville, Situate in the Town of Wappinger, Dutchess County, New York" was received by the Town of Wappinger Planning Board on October 3rd, 1983, and WHEREAS, a final public hearing is waived by the Town of Wappinger Planning Board, and WHEREAS, the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application, except as noted below, and PLANNING BOARD TOWN OF WAPPINGER TOWN HALL WAPPINGERS FALLS, NEW YORK 12590 TILL. 297-6257 Page Three October 13th, 1983 WHEREAS, the conditions of the preliminary approval of said subdivision plat, granted by the Town of Wappinger Planning Board on October 3rd, 1983 , have been met, except as noted below. NOW, THEREFORE, BE IT RESOLVED THAT the application of Elke Glass D'Amico for approval of said subdivision plat, prepared vy Ernest Martin, Sr. , L.S. , and dated August 1983, be approved subject to the following conditions, and that the Chairman be authorized to endorse approval on said subdivision plat upon compliance with said conditions by the applicant, which conditional approval shall expire six months from the date of this resolution if the applicant has not complied with the conditions set forth. Upon completion of all requirements set forth in the action approving the Subdivision Plat, the Plat shall be properly signed by the appropriate officers of the Planning. Board, and shall be filed by the applicant .in the Office of the County Clerk in accordance with the requirements of Section 278 of the Town Law. Any Subdivision Plat not so filed within sixty days of the date of Planning Board signature shall become null and void. The conditions of final approval are the same as those stated in the resolution of preliminary approval. The motion was seconded by- Mr. Rubenstein.
