Subject: Oak Grove Grange - Application for site plan approval of a proposed
grange hall located on St. Nicholas Road & New Hackensack Road, in
the Town of Wappinger.
At the March 9th, 1987 meeting of the Town of Wappinger Planning Board, a
motion was made by Mr. Hawksley, seconded by Mr. Keller to adopt the following
resolution:
BE IT RESOLVED THAT THE PLANNING BOARD OF THE TOWN OF WALPPINGER HEREBY GRANTS
FINAL SITE PLAN APPROVAL to Oak Grove Grange for a site plan entitled, "Oak Grove
Grange, New Hackensack Road & St. Nicholas Road, Town of Wappinger, Dutchess County,
New York", prepared by Milton Chazen, P.E, L.L.S., and dated 11/12/86, and revised
11/19/86 and 3/6/87, and subject to the following conditions:
1. Approval of the Dutchess County Dept. of Health on water supply and sewage disposal
shall be obtained prior to final approval.
2. Approval of Town of Wappinger Highway Superintendent shall be obtained on entrance
and exit prior to final approval.
3. P,- on control plan shall be approved by the Engineer to th( own and the
Cons Advisory Council prior to final approval in accordance uh the :,uirements
of t, Wappinger Soil Erosion & Sediment Control Ordinance.
4. An application shall be made to the Zoning Administrator for a grading permit which
shall meet the Soil Erosion & Sediment Control Ordinance requirements, including
submission of a plan showing design and materials. A month by month schedule shall be
subT.,4tted to the Zoning Administrator prior to final approval.
5. rainage plan shall be approved by the Engineer to the Town prior to final approval
The Advisory Council shall be given an opportunity to review the plan.
6. A cc of the building plans shall be supplied to the Fire Prevention Bureau
for their review prior to the issuance of a building permit.
7. The Fire Prevention Bureau shall inspect the premises prior to the issuance of a
Certificate of occupancy.

8. Any signs to be located on the premises and/or building shall comply with the
requirements of the Town of Wappinger Zoning Ordinance.
9. Adequate screening shall be required for the refuse enclosure as determined
by the Planning Board.
10. Site lighting shall be submitted and reviewed by the Zoning Administrator prior to
final approval to insure that there will be no glare onto roadways and/or adjacent
residential areas.
11. Landscaping shall be required as determined by the Planning Board.
12. A certified, as built plan shall be.submitted and approved by the Planning Board
prior to the issuance of a Certificate of Occupancy.
13. Upon completion of all requirements set forth in the action approving the site plan,
6 copies of the site plan shall be submitted for the Planning Board Chairman's
signature.
14. There shall be suitable landscaping along New Hackensack Road.
15. A -note shall be placed on the plat:stating that if the slop is unstable there
shall be a retaining wall or a.suitable method as approved by the Engineer to the Town.
16. If the applicant cannot obtain Health Dept. approvalfor the septic system the
Planning Board will not be held responsible.
