NEW YORK 12590 TJEL, 297.6257 December 8th, 1983 Mr. Keith Gordon Jeff Hunt Developers P.O.Box 70-50 Carnation Ave., Floral Park, N.Y. 11001 RE: Pondview Subdivision - Lot Line Alteration of Lots 66 & 67 Dear Mr. Gordon: At their December 5th, 1983 meeting, the Planning Board of the Town of Wappinger granted preliminary and final subdivision approval and waived the final public hearing. The resolutions of approval are as follows: TENTATIVE APPP-CVAL IS HEREBY GRANTED to Jeff Hunt Developers, Inc. for subdivision as shown on map entitled "Lot Line Realign- ment, Lots 66* & 67*, -Pondview, Town of Wappinger, Dutchess County, N. Y.", prepared by Richard G. Barger, P.E. & L.S., and dated October 10, 1983 and subject to the following requirements: Within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivision regulations. In addition, the application must meet the requirements of the Town of wappinger Zoning Ordinance. In addition, the follow- ing improvements, reservations, changes, and requirements are pre- requisite to the approval of the plat. 1. Approval of the Dutchess County Dept. of Health shall be obtained prior to the signing of the plat. 2. Five copies of the filed map shall be submitted for Planning Board distribution. Said copies shall be ob- tained from the County Clerk's office. WHEREAS an application for final approval of a subdivision plat entitled "Lot Line Realignment, Lots 66* & 67*, Town of Wappinger, Dutchess County, New York" was received by the Town of Wappinger Planning Board on November 7th, 1983, and WHEREAS, a final public hearing is waived by the Town of Wappinger Planning Board, and WHEREAS 'the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application, except as noted below, and WHEREAS, the conditions of the preliminary approval of said PLANNING BOARD TOWN OF WAPPINGER TOWN HALL WAPPINGERS FALLS. NEW YORK 12590 Tim. 297-6257 Page Two December 8th, 1983 subdivision plat, granted by the Town of Wappinger Planning Board on December 5th, 1983, have been met, except as noted below, NOW THEREFORE, BE IT RESOLVED THAT the application of Jeff Hunt Developers, Inc, for approval of said subdivision plat, pre- pared by Richard G. Barger, P.E. & L.S., and dated October 10th, 1983 & revised November 11th, 1983, November 19th, 1983 & November 30th, 1983, be approved subject to the following con- ditions, and that the Chairman be authorized to endorse approval on said subdivision plat upon compliance with said conditions by the applicant, which conditional approval shall expire (6) months from the date of this resolution if the applicant has not com- plied with the conditions set forth. Upon completion of all requirements set forth in the action approving the Subdivision Plat, the Plat shall be properly signed by the appropriate officers of the Planning Board, and shall be filed by the applicant in the Office of the County Clerk in accordance with the requirements of Section 278 of the Town Law, Any Subdivision Plat not so filed within sixty days of the date of Planning Board signature shall become null and void.
