Subject: Taylor Rental Center - Application for amended site plan approval for
a proposed 6,000 s1f addition to property located on Route 9 & Osborne
Hill Road, in the Town of Wappinger.
At the March 10th, 1987 meeting of the Town of Wappinger Planning Board, a
motion was made by Mr. Fanuele, seconded by Mr. Howell to adopt the following
resoltuion:
BE IT RESOLVED THAT THE PLANNING BOARD OF THE TOWN OF WAPPINGER HEREBY Cr ''IS
AMENDED SITE PLAN APPROVAL to Taylor Rental Center for a site plan entity
"Additions to Taylor Rental, Route 9, Wappinger Falls, New York", prepare-,
Albert Mauri, Architect, and John E. Railing, P.E. , L.L.S. , and dated 1/14, clic
revised 2/20/86, 3/12/86, 5/8/86, 8/8/86, 12/20/86, 1/15/87, and 1/20/87, and
subject to the following conditions:
1. Downstream drainage fee of $ . 15 a square foot for newly constructed roofed areas
and areas covered with impervious material shall be paid prior to the issuance of a
building permit.
2. An erosion control plan shall be approved by the Engineer to the Town and the
Conservation Advisory Council prior to final approval in accordance with the requirements
of the Town of Wappinger Soil Erosion & Sediment Control Ordinance.
3. An application shall be made to the Zoning Administrator for a grading permit which
shall meet the Soil Erosion & Sediment Control Ordinance requirements, including
submission of a plan showing design and materials. A month by month schedule shall be
submitted to the Zoning Administrator prior to final approval.
4. A drainage plan shall be approved by the Engineer to the Town prior to final approval;
The Conservation Advisory Council shall be given an opportunity to review the plan.
5. A copy of the building plans shall be supplied to the Fire Prevention Bureau
for their review prior to the issuance of a building permit.
6. The Fire Prevention Bureau shall inspect the premises prior to the issuance of a
Certificate of Occupancy.
7. Any signs to be located on the premises and/or building shall comply with the
requirements of the Town of Wappinger Zoning Ordinance.

8. Adequate screening shall be required for the refuse enclosure as determined
by the Planning Board.
9. Site lighting shall be submitted and reviewed by the Zoning Administrator prior to
final approval to insure that there will be no glare onto roadways and/or adjacent
residential areas.
10. Landscaping shall be required as determined by the Planning Board.
11. A certified,. as built plan shall be submitted and approved by the Planning Board
prior to the issuance of a Certificate of Occupancy.
12. Upon completion of all requirements set forth in the action approving the site plan,
6 copies of the site plan shall be submitted for the Planning Board Chairman's
signature.
13. Any outside display shall only be in the designated display area, approximately
20 x 60.
14. If the use of the building changes the applicant will have to go to the Health
Department for approval.
