- Seeking an area variance of Section 240-37 of District Regulations in a R-20j40
Zoning District. Whereas a side vard setback of 20 feet is reauired,
applicant is proposing a side vard setback of 14 ft. to construct 14' x 12'
rear screened deck, thus reauesting a variance of 6 ft.
The property is located on 17 Park Hill Drive and is identified as Tax Grid No.
6356-01-119930 in the Town of Wappinger.

Our house is a 2 - story colonial where we have a slight
extension where we have our family room on the right side and
we are looking to add a complementary extension on the left
side. Straight out from the house approximately 14 feet from
the property line, we would replace a covered porch, which sits
in the middle of the house with a longer one. We would be 14
feet from the property line. We are well off to the adjoining
home and three seasons of the year it would not be visible. I
have pictures to show you. (Proceeds to show board the
pictures. )
I think maybe we ought to take a look at this. This is actually
just in the rear?
That's actually the point in question. The trees are actually over
here.
How far is it from your property line?
This is the marker on the property that my wife added on.
What we will do is set a site inspection for this Saturday, August
3rd, at 9:00 a.m. If you could for us, put a line here going
straight back in this area here.
To the best we can we will, there is not a post here. It's
somewhere in here by the utility posts.

'-" Mr. Carey: Well over 40 feet, maybe even 60 to 80 feet.
Mr. Prager: How are you going to blend this into the house?
Mr. Carey: Straight back 14 feet and from this line over. The roofline will
match this and we are trying to make this so the porch will stop
before this tree line. It will be a low roof and will get gabled.
Mr. Prager: So you're saying it's going to be similar to this over here?
Mr. Carey: Yes. The architect will provide a sketch for next meeting.
Mr. Prager: I'll ask for a motion that the ZBA be lead agency.
Mr. diPierno: So moved.

yard I only have 100 from here to the house. It's 150 feet
wide. They want me to be 25 feet off the line which would put

up to the house. This property surrounding here is my mother-
in-law's all around me. 50 feet from my property here it slopes
down to Sprout Creek, and this side here slopes down to a
pond. My well is here and all this is the flood plain.
You subdivided this property?
My father-in-law did.
I think we will also do a site visit on this on Saturday, August
3rd.What I would ask you to do is stake here. We'll be out
there around 10:00 a.m.
