CONDITIONS/STIPULATIONS: The following conditions and/or stipulations were adopted
by resolution of the Board as part of the action stated above:
The Zoning Board of Appeals has voted to grant a variance for a rear yard
setback of 20.8 feet. This will give the applicants a rear yard setback of
29.2 feet. This will allow the construction of an addition and a deck.

3a. If our variance is granted, we feel that the character of the neighborhood
and nearby properties will be effected in a positive manner only. We are
situated in a close-knit neighborhood of well groomed, mainly secluded
homes. All of us have growing families and several of our friends have
already made additions, added decks, pools or porches which in turn has
enhanced the value of our home and property and the appearance of the
entire neighborhood.
3b. No, we cannot achieve the same result without the variance. The design
of our existing home is one floor ranch style, hence the bedrooms are
positioned on one end, garage on the opposite end. The living room/dining
room/kitchen areas are in the middle with a slider out to our deck. Those are
the areas which need to be expanded. The rooms are uncomfortably small
and permit little room beyond our furniture, no less for people or storage.
My antique Ford stays in one garage bay and therefore one car has always
stayed outdoors for sixteen years. We need an office in the house and that
gave us the idea to reposition the master bedroom on an upper level. The
septic and drainage field prevent any expansion toward the front of the
house. To have a deck protrude off a bedroom or garage would not be
useful at all and would actually skew the appearance of the addition and
yard.
3c. We have requested a 26' variance to accommodate both the addition and
deck.
3d. A variance to allow our addition will not impact the physical
environmental conditions in the neighborhood. All of the homes are on
wooded lots and our house is hardly visible from the road even in
wintertime.
3e. In 1986, the house was fme for two newlyweds. Time goes on and our
family simply needs a larger "footprint". Had the builder given any
consideration at all to future expansion, he could have easily positioned the
house further from the setback. Unfortunately, that is not the case and we
truly need the variance.
