The subject parcel resides within the A-I zone. The Applicant is proposing to
subdivide and construct two (2) - 11,250 s.t: commercial/contractors buildings
on a 8.14 acre parcel located on the south side of Airport Drive.
The project is currently seeking approval from the Town Planning Board (site
plan), Dutchess County Department of Health (sewage disposal and water
supply) and the NYS Department ofEnvironmentaI Conservation (disturbance
within 100' buffer zone of regulated wetland).
Due to the location ofthe NYSDEC wetlands on the rear (north) of the parcel,
at the Planning Board's suggestion, the applicant has been asked to move the
buildings closer to the front yard in order to maximize the separation distance
from the wetlands in the rear of the building. The enclosed plan details each of
the buildings moved closer to the front of the property. The following
variances are being south:
Building on Lot #1 - Proposed front yard setback = 84.1 '(15.9' setback
required)
Building on Lot #2 - Proposed front yard setback = 86.9' (13.1' setback
required)
On behalf of our client, we would respectfully request to be placed on the
December 14, 2004 agenda for public hearing and discussion of these
requested variances.
