3.A. The construction of a new office building on this parcel would improve the
character of this neighborhood. New Hackensack Plaza is presently undergoing a
facelift. Together with a new office building on this parcel which falls directly
across Route 376 will help to establish the general business zone.
3.B. Without a setback variance this property cannot be developed. A Town of
Wappingers wetland ordinance encumbers the rear of the parcel. The Town
Planning Board would consider relief from a portion of the 100' buffer if this
variance is granted.
3.e. Not applicable.
3.D. The scope of this project will not impact the environmental conditions in this
district. There will be very little change to grade, no removal of existing
vegetation and very little impact to ground water.
3.E. The development of this parcel brought about the need for a variance.
3.F. This need is not self-created.
