Y. 12590 TEL. 297 - 9941 JOSEPH GUTMAN N DEPUTY BUILDING INSPECTOR ZONING ADMINISTRATOR January 15, 1968 BUILDING INSPECTOR'S YEAR-END REPORT TO THE WAPPINGER TOWN BOARD FOR PERIOD ENDING DECEMBER 31, 1967 Attached hereto is a 3-page analypis of the business conducted by the Building Department during 1967. There were a total of 225 Building Permits issued in 1967, seven more than in 1966. The total estimated value of new construction was $2,906,268.00, which is about $900,000 less than was estimated for the previous year. The decrease in estimated value of construction' based on Building Permits issued can be attributed to the fact that during 1967 no garden apartment building permits were issued~ however, actual construction of buildings is continuing in two large projects, Montclair on Route 90 and Chelsea Ridge on Chelsea Road. I believe both of these projects will be completed by the middle of this year. Building Permit Fees collected during the year totaled $5,939.00, which was $939 more than anticipated in our budget, and is $2,339 more than the year before. There were 134 single family dwellings started in 1967, as compared with only 85 in 1966. Certificates of Occupancy were issued for a total of 281 dwelling units during the year. This indicates a continuing population increase for our Town. Since the completion of relocated Route 9, active interest has been shown by realtors and developers in the properties along the highway. The prospects for considerable commercial building construction during 1968 are, in my opinion, excellent, and our Town should benefit by an increased tax base which would be very helpful. During the year, Mr. Joseph Gutmann was selected by the Town ~~(~J' -. Building Inspector's Year-End Report -2- January 15, 1968 Board to take courses and training to qualify him to become a licensed sewer and water plant operator, and at least until other arrangements are made, the operation of plants will come under the jurisdiction of this Department. The Rockingham Farms Sewer Plant has been operated by Mr. Gutmann, , on a part-time basis, since November 1, and the manner in which this plant is being run indicates that the Town is fortunate in having a man with his background and experience as operator. It is anticipated that, when more districts are formed, sewer and water plant operation will become a full-time job. There are some areas of our zoning Ordinance that present problems from an enforcement angle. In the hope that improvements can be made, I recommend that the Town Board initiate a study of the existing sign regulations in the Town zoning Ordinance as soon as possible, and that the junk yard regulations also be studied for the purpose of making amendments that will aid in making the Ordinance more workable from an enforcement standpoint.
