Appeal #1147 - Stop & Shop Signs The subject premises are located in SC District on the easterly side of Route 9 between Old Hopewell Road and Myers Corners Road in the Town of Wappinger, New York designated as 1357 Route 9, Wappingers Falls, New York. The subject premises is a new building being constructed by the Alpine Company of Poughkeepsie to house Stop and Shop. Premises is one building within a shopping plaza known as Alpine Commons. The applicant has applied to install the following signs on the face of the building. A. ~top & Shop sign 5 ft. X 60 ft. 300 sq. ft. B. Florist sign 2% ft. X 16 ft. 40 sq. ft. C. Cheese Shop sign 2% ft. X 16 ft. 40 sq. ft. D. Fish Market sign 2% ft. X 16 ft. 40 sq. ft. E. General Store sign 2% ft. X 16 ft. 40 sq. ft. F. Video Center sign 2% ft. X 16 ft. 40 sq. ft. G. Pharmacy sign 2% ft. X 16 ft. 40 sq. ft. H. Bake Shop sign 2% ft. X 16 ft. 40 sq. ft. Total sq. ft. 580 sq. ft. The application of Article IV, Section 416.64 of the Town of Wappinger Zoning Law allows a total of 100 sq. ft. The applicant has applied for a second variance of Article IV, Section 416.65 rega~ding dimensio~:of signs whereas, the Stop & Shop sign is proposed to be 5 foot' high where 3 foot height is allowed, requiring a 2 foot variance. The board heard testimony from Mr. Edward Kellogg.of the Alpine ~ Companies that the signs are not visible from Route 9 or other areas except1ng the rear portions of other commercial properties and no undesirable change will be produced in the character of the neighborhood. That the variance is minimal in nature and affects no other properties.That the difficulty was not self created and is created by the topography of the land and the location of the building as a result of that topography. The Zoning Board of Appeals has declared themselves Lead Agency, and has declared a Negative Delcaration.
