The subject premises is located in the R-40 district with the following setback requirements: Front 50 feet; sides 25 feet; rear 50 feet on Salem Road which is a Town Road. The applicant i~ proposing to build a new house with 38 foot frontage. On review by the Zoning Board of Appeals the'Board finds that there are several ways to obviate this request for this variance when there is no minimum variance and only grant a variance when there is no alternative. A practical difficulty does not exist since there is an alternative that does, not require a variance. .
