the subject premises are locat~d in the R-20 District with the following setback
requirements: Front _ 60 feet; Side - 20 feet; and Rear - 40 feet on Mina Drive which
is a Town Road, Filed Subdivision known as Pondview - Filed Map #4700. The applicants
have satisfied the Board of the need for this garage and the Board feels the criteria
for an area variance. have been met. A practical difficulty exists and such difficulty
cannot be obviated by a method other than a-variance. !here will not be a substantial
change in the character' of the neighborhood. This action will not be detrimental to
adjoining'prop~rties. The character of the neighborhood will be preserved. This is
a minimum variance that will provide relief. .
A short EAF has been submitted as per SEQR requirements and a negative declaration is
in order since it appears that there will be no major impact on the environment.
