At the August 9t.h, 1983 meetlng of the Zoning Board of Appeals,
a motion was made by Mr. Cortellino, to recowmend that a Special
Ise Permit be issued to Greystone House, Inc., subject to the
following conditions:
1. The facility shall house no more than forty-four (44)
clients. Preference shall be given to Dutchess County
residents. No personnel shall have living quarters on the
property.
2. Approval of the Dutchess County Department of Health
shall be obtained on water supply and sewage disposal prior
to the issuance of a Certificate of Occupancy.
3. Erosion control plan for alteration of the site for
the proposed new parking area shall be submitted to the
Conservation Advisory Council and then the Engineer to .the
Town for approval prior to the start of work on the site.
4. The downstream drainage fee for the parking area is waived
by the Planning Board.
5. Premises shall be inspected by the Fire Prevention Bureau
for compliance with the Town of Wappinger Fire Prevention Law
and other appropriate codes prior to the issuance of a
Certificate of Occupancy.
6. Drainage plan for the parking area shall be submitted
to the Engineer to the Town for approval prior to the start
of work.
7. Applicant is responsible for obtaining any permits from
Federal, State and any other Local agencies for the proposed
use of the facilities for the mentally retarded and physically
handicapped that may be required.
8. The lea sed area is to be defined on a revised site plan.
The revised site plan shall be submitted to the Building
Inspector/Zoning Adn: ~listrator prior to the issuance of a
Certificate of Occup:mcy.

property, is seeking a Special Use Permit from the Town of Wappinger
Falls Planning and Zoning Board to operate an ICF/DD residential
program for forty Dutchess County mentally retarded individuals.
As tbe present zoning district is R-80, we would be requesting a
permit as specified in No.5 of 'Section 421, schedule of Regulations
for Fesidential Districts.

At the July 18th, 1983 meeting of the Planning Board,
a motion was made by Mr. Fanuele, to adopt the following
resolution:
The Planning Board of the Town of Wappinger hereby
recommends that a Special Use Permit be issued to Greystone House,
Inc.. for site plafl. entitled J'ICF/DD Community Residence, Augustinian
Novitiate, Wheeler Hill Road, TOwn of Wappingers, Greystone House,
Inc., 82 Washington Street, poughkeepsie, N..Y...., prepared by
Mauri Associates, and dated 28 March 83 and subject to the following
recommended conditions:
1. Approval of the Dutchess County Department of Health
shall be obtained on water supply and sewage disposal prior
to the issuance of a Certificate of Occupancy.
