1. VARIANCE: By resolution of the Board, it was determined that strict application of the Ordinance 0 would 0 would
not produce undue hardship for these reasons:
a. The property in question 0 would 0 would not yield a reasonable return if limited to the use permitted under the
Ordinance, because:
b. The hardship created 0 is 0 is not unique and 0 would 0 would not be shared by all properties alike in the
vicinity of the property and in the same use district, because:

RE: Stenger Variance Request
Pear Members of the Board.~
Mr. Stenger is seeking a variance for front yard and rearyard
setbacks on an existingSlot in Snug Harbor subdivision. This
subdivision was approved in the 60's and was zoned R-20 until
the 1980 Zoning Ordinance changed the zoning to R-40. All of
the lots are under 1 acre and many are even under ~ acre, how-
ever they are almost all built on now.

Technically a 50 foot front yard setback is shown on the attached
map from Harbor Hill, but that would be to the actual side of the
house. Since the front of the house will face the section of
Harbor Hill where the lot is only 86 feet deep, I could not call
that the sideyard,or the back the other sideyard, therefore the
variances would be required.
