A V~~TIL~CE IS REQUESTED for the following reasons: I} strict application of the zoning ordinance would produce undue hardship because: The type of business proposed requires large storage areas which does ~ot relate directly to parking requirements. The State taking line in this area is excessive. The type of business proposed requires large areas to handle furniture. 2} The hardship created is unique and is not shared by all properties alike in the immediate vicinity of this property and in this district because: The furniture business does not require large parking areas. The State taking line in this section of Rt. #9 is excessive. Increase in building size is aimed solely at additional storage. 3}The variance would observe the spirit of the ordinance and would not change the character of the district because: The nature and use of the site is permitted under the ordinance. b. Appeal # 582 -2- January 14th, 1982 ~ At the January 12th, 1982 Zoning Board of Appeals meeting, the following action was taken on the request for variances: section 476 - Off-street Loading Requirements A motion was made by Mr. corte11ino, to grant the requested variance with the stipulation that said variance is granted to the Ackermans only for one loading bay. The motion was seconded by Mr. Landolfi. The motion was unanimously carried. section 474 - Parking Requirements A motion was made by Mr. cortellino, to grant a variance to reduce the number of required parking spaces to 24 spaces. The motion was seconded by Mr. Mc Millen. The motion was unanimously carried. section 422 - Building Setback A motion was made by Mr. Mc Millen, to grant a variance to permit a 25 foot setback. The motion was seconded by Mr. Cortellino. The motion was unanimously carried. section 422 - Lot Coverage A motion was made by Mr. Mc Millen, to grant the variance on lot coverage. The motion was seconded by Mr. Landolfi.
