1) strict application of the z6ning Ordinance would pr~duce undue

2) The hardship created is unique and is not shared by all properties
alike in the immediate vicinity of this property and in this district
~ecause: The plant sets back iran the road and cannot be seen at night. There
are no residents in th~ area.
3) The variance would observe the spirit of the Ordinance and would not
change the character of the district because: The new sign would be
boarded by the New Hackensack Fire Dept. properties on either side. .
