RECEIVED
A'R I "961
Mr. tans R. Gunde 'ud
Offi(e of the Zoning Administrator
Town of Wappinger
Town Hall
Wappingers Falls, NY 12590
Dear ~r. Gunderud:
I don't understanl why I have to apply for a variance to park my boat and
trailer on my driveway. First of all, when I submitted my plans to the
buile ing inspector for the Town of Wappingers in February 1960, I requested
a cOlY of the Town of Wappingers bui lding code. I was. informed by the
bui Icing inspectors there was never an official building code adopted by
the "own of Wappingers. As a builder, I .::onstructed my home to the highest
of building standards and meets all the stringent building standards of
Nassau County, Long Island.
We de'signed our home so that the garage door was on the side of the house
so that when the garage door was open it didn't deface the total landscape.
Ther('fore, the driveway extends from the garage to approximately four feet
from the true property line.
~
My P 'operty was professionally landscaped in 1961 which restricts placing
another access to another location to store my boat. The boat, which is
]8' Long and stored on a trailer, has been parked on the driveway side of my
property since 1967. Eighty percent of the area which the boat consumes is on
the driveway.
~ '

The zoning ordinance adopted in 1970 specifies that a boat either be enclosed
by a building or otherwise effectively screened from adjoining properties. The
area between my property and that of the ~ennetts is properly screened by an
eight foot wallo' hemlocks and forsythia bushes. In fact, the entire property
line is screened! 'y tall evergreens. .

Mr. Hans R. Gunderud
April 14, 1 )81
I d)n't feel my neighbor is justified in crea1ing a hardship for me in
re-.uranging my landscape to provide an acces: to the rear of my propert y
just to store my boat which is suitably store( in its present location.
If tn the event my boat was not screened and (reated an eye sore or hazerdous
condition, I would not have stored this vehicle in that location in the first
pIat:e. Therefore, in response to Item 2 on yeur "notice of Appeal" forrr:
A 1 -
As mentioned in my narrative to comply with the ordinance
would have to omit the use of my garrge for the storage of
my vehicles. As yc,u know, that woul( mean that my vehtcles
would have to be parked all through ny driveway which would
create a real eye sore aside from crEating movement problems.
This may necessitate the parking of cne of my vehicles in
the front of my property which in tUl n creates a safety hazard
for other vehicles in the neighborhord.
A 2 -
Yes, this hardship is unique in that it only affects my property.
r don't feel anyone else in our neighborhood would object to the
storage of my boat.
A 3 -
Our home is 21 years old and is nearly the condition of a newly
constructed home. This home has improved the property value of our
section on Gold Road. Neighbors who purchased or built a home tn
the past few years said to us that the quality and beauty of
our home was very influencial in their decision to locate on
Gold Road. Therefore, we don't feel the variance requested
would in any way purger the character of the district or
ordinance.
Very truly yours ,.'
