Upon field investigation and analysis, this Department makes the following findi.ngs: General "InfOrmation Applicant requests a variance to place a mobile home on a lot that has an existing residential dwelling. The property comprises five acres of land on Ketchamtown Road in an R-40 residential zoning district. The variance request is required because the Town zoning ordinance requires that mobile homes be established only within mobile home parks. The pro- posed placement of two residential dwellings on a lot is a circumvention of the zoning and subdivision regulations which require a separate lot for each single-family dwelling. . " "Recommendati on In view of the above findi.ngs, the Dutchess County Department of Planning recommends that this application be disapproved. This proposal is contrary to the provisions of the zoni.ng ordinance as well as the subdivision regulations.
