I am purchasing from C.J. Patrick Real Estate Lots #3 & #4 in the
"Riverdale"subdivision on Chelsea River Road, Town of Wappinger Falls. The
two lots total acreage of 9.43. I want this land to put horses on and
therefore am requesting a variance on Zoning Ordinance appealed Article
IV, Section 421, Paragraph 17.
The '.3.i:iance would observe the spirit of the Ordinace and would not
change the character of the district because: The parcel of land i am
purchasing abuts Mr. Lou Fallon's property consisting of 16+ acres which
he has received approval to use for horses. The addition of my 9.43 acres
would bring the total amount of land usable for horses to over 26 acres,
which by no means is lacking in the desire to keep enough land for horses.
In addition to this, there is no development of the land surrounding these
two parcel~ of land and therefore it is only helping to preserve the
ecology of the land.
The purchase of this land is contingent upon obtaining this variance
From the Tmm of Happinger Falls to allmv horses and no further transaction
will occur until this matter is resolved.
