RE: Request for change in number of apartments, 131 Widmer Road,
Town of Wappinger.
Gentlemen:
The property involved herewith is a 3 story structure;
each of the 1st and 2nd floors consisting of one large apartment
and the 3rd floor has 2 small apartments for a total of 4 aparts.
At the present time the total income is not sufficient to
continue the operation of this building. Oil and taxes ($5632.00)
are greater than the total rental ($5100.00); not including other
unavoidable expenses; i.e. electric power, insurances, repairs, etc.
It is requested that your approval be granted for the change
shown on the accompanying plan. It being essentially an alteration
to provide 3 efficiency apartments where but one (1) large apartment
exists on each of the 1st and 2nd floors.

The present apartment layout is so large and equipment so
extensive that only 1 new bathroom and 2 kitchenettes are necessary.
The building is presently mis-used by the tenants. Halls are
used to store auto tires and other junk and the front lawn and
premises are used for Used Car Sales, without my permission.
I have marked the plan in Red Crayon to indicate the dividing
partitions for the three (3) apartments, marked A, Band c.
Apartment A uses the present kitchen and a lavatory is to be
extended to form a shower type bathroom.
Apartment B will be equipped with a new bathroom and
new kitchenette. It will have a divided dining area and a
walk-in clothes closet.
Apartment C will use the existing bathroom and a new
kitchenette will be furnished.
Thus each of the 1st and 2nd floors being typical will be
alterred to 3 efficiency apartments.
Concurrently with this alteration the front entrance and the
main driveway will be repaired.

The requested variance is hereby granted with the following
conditions:
1. Appellant shall obtain site plan approval from the Town
of Wappinger Planning Board.
2. Appellant shall comply with the recommendations of the
New Hackensack Fire Company as stated in their letter dated
september 6th, 1978. A copy of said letter is attached.
3. Access to the property shall be checked by the Town of
Wappinger Highway Superintendent and the Appellant shall comply
with any recommendations made by said Highway Superintendent.
4. No storage of vehicles other than those owned by
Mr. Mc Enaney and those allowed by the Zoning Ordinance
shall be permitted and the recommendations of the Building
Inspector/Zoning Administrator on the storage of the trailers
shall be followed.

Dear Mrs. Russ:
Based on an August 26, 1978 fire inspection of
the above premises. The New Hackensack Fire Department has the
following recommendations:

1.) Afire escape stairnay of iron or steel construction
shall be employed for use on 3rd floor to insure
convenient access for each occupant to at least 2
exits by separate ways of travel. Fire escape stairs
shall be at least 22 inches in width and shall lead
~rom a platform of equal width or more.
An approved single station smoke detector~ powered
by the house electrical service,shall be installed
in an approved manner in every living unit within
the building, as well as one one per floor in crridors.
3.)
Tenants shall keep corridors clear at all times and
Emergency lighting shall be installed to help locate
exits. .
4. )
~~ke arrangements for a weekly trash removal and a
dumpster installed ( at least 20 ft. from building.O
