He must, of necessity provide tor his wite and two children, pay taxes and care for the property he owns. Approval of this appeal would give him the aeans ot doing all these responsible, desireable, and necessary duties. 2 a. 2) No other property owner in this i_ediate area finds hillSelf in these difficult cireUDStances, nor do they object to the p~pose of this Tarianoe. 2 a. .3) Essentially, this immediate district is co.posed of organizational, public service and religious properties. Referring to the submitted map of this area, it will be noted that directly acros. trom the appellant's property, on the North side of Chelsea Road is located the land and building of the Ohelsea Sporta.ens Association, to the East, and on both sides ot Chelsea Road lies the abundant vacant lands of the Passionist lathers, in The Westerly direction, and on the South side of Chelsea Road adjoining the appellant's property is vacant land in the name ot Herbert Bate and Duncan. Further West, lies the property ot Boland, followed by the property an4 fir.house of the Chelsea Fire De- partment located on the Southeas1; corner of the intersection of Chelsea Road and Liberty Street, on the Southwest corner lie8 land Now owned by the Chelsea Fire Co. upon which is located the Old Chelsea Schoolhouse. This Quildlng, through the courtesy of the Chelaea Fire Co., is now used for eo..unity purposes, the Northeast corner is occupied by land and building of Lege. PAGE ONE (1) " PAGE TWO (2) In this particular district, then, lie two residential properties, five or aore non-residential properties and one unimproved parcel of land. The owners of the two residential properties, naMly Boland and Legg, have been consulted concerning this appeal for a variance and reacted favorably. REMARKS . A. There is not now an operating convenience store within the boundaries of the hamlet of Chelsea. B. Residents of this coaaunity who have been approached, indicate they would welcome a local convenience business as a practical and desireable addition to ChelBea. C. There is aore than ample off-street parking available for the present, and additional space available for any future needs. (See Map) Considering the need for and willingness of the appellant to engage in a convenience type grocery business in the now businesB- lea. coaaunity of Chelsea, and, taking into account that the people would welcome such a venture in this baalet, and since the property under consideration is well-suited for the conte-,lated purpose, it th,refore would see. that the approval of this variance would serve, not only to benefit the appellants, but also to benefit Chelsea and, in turn, the Town of Wappinger. PAGE TWO (2) PAGE THREE (J) A Variance would benefit. 1. The appellant - by providing them with a means of makine a livlihood. 2. Chelsea - by affording local, nearby access to emergency needs. J.
