ZONING BOARD OF APPEALS TOWN OF WAPPINGER NOTICE OF APPEAL Addendum Brescia Construction Route 376, R.D. #3 Wappinger Fa11s 12590 2. a. 1) 2. a. 2) 2. a. 3) The strict adherance o~ the zoning ordinance wou1d cause undue hardship in this partiou1ar case due to the ~act that the bui1ding is in a commercia1 high residentia1 area and 1ends itse1f very nice1y to three, one bedroom apart- ments with a minimum o~ chi1dren. This fact is important in that it is c10se to a highly travelled road. This particu1ar case is unique and is not similar to other buildings in town due to the ~ol1owing ~actSI (a) There is to the North an apartment house building now presently existing. There are, in addition, commercial buildings present1y surrounding this bui1ding. How- ever, it is ~e1t that due to the nature of Route 376 and the amount of traffic presently existing on it to attempt to use this building ~or commercial en- deavors which could develop considerable tr~~ic would not be in the best interest of the town, the surround- ing area, and the individuals. It is, therefore, felt that very small, efficiency apartments of six hundred feet would be the best use of the property and not be detrimental to the area. Finally, it is unique that unto itself it is the size it is and, there~ore, limits itsel~ to the number of units we are proposing. It is ~elt that placing three apartments in this particular building surrounded as it is by commercial endeavors and apartment buildings would in no way derogatorially af~ect the area. It is felt that it is in complete keeping with the intent o~ the ordinance and in fact would, as have other buildings that have been redone by Mr. Brescia, be of benefit to and an improvement to the area. This build- ing has already been redone on the outside to present a more p1easing appearance and this type of reconditioning, you can rest assured, would continue throughout the property and, for that matter, all bui1dings owned by Mr. Brescia.
