2. a. (1) Strict application ot the Zoning Ordinance would produce undue hard-
ship because the applicant is employed by a sales agency in Kingston, New
York. The nature of his occupation requires that he perform a substantial
amount or paper work at home. The isolation required to accomplish this wor
cannot be atlorded in his home as it ia presently constituted.
The applicant contemplatea the renovation ot his existing garage into
a study or work area. This would alford the requisite amount of space and
seclusion lor performance of his work.
In order to protect his vehicle, the applicant proposes to build a car-
port. The only Ieasible place to erect the same is the front portion of the
residence as shown on the plans submitted with this application.
The applicant's practical dUflculty is that it 1s the only 10caUon to
erect such car-port to allord him protection tor his vehicles when his present
garage is renovated into the necessary room. That, 10. order to construct the
proposed addition, the applicant requires an area variance ot 25 teet on the
set back requirements of the ordinance.
b. The hardship is unique and is not shared by all properties aUke in the
immediate vicinity of this property and in this distrIct because the layout ot
the applicant's residence and the nature ot his employment requires the con-
version of his present garage into a study and the construction of a car-port
to protect his displaced vehicles. Also, the physical nature or the applicant's
property precludes the construction of such car-port without the granting of a
variance from the set back requirements.
c. The variance would observe the spirit of the ordinance and would not

be afforded.
