I) Strict application of the Zoning Ordinance would produce undue hardship because:
Property has been used for 7 years as a horse breeding and sales stable.
It cannot continue without extra income. .
2) The hardship created is unique and is not shared by all properties alike in the immediate
vicinity of this property and in this district because:
No other business of this type in the immediate area.
3) The variance would observe the spirit of the Ordinance and would not change the character of
the district because:
Riding school operation would be confined to property and under constant
supervision of qualified attendants.

to be operated upon the premises of PHILIP W. JACKSON, situate

In regard to your application, Appeal #22, to operate
a riding school on your premises, the following resolution
Was made at a special meeting on June 30, 1964.
liThe application submitted by Philip Jackson, Chelsea
Road, to operate a riding school on these pr~mises must
be denied by the Board of Appeals because the application
actually requests a change in use rather than a variance.
Such a change in use, therefore, would vary the provisions
of this ordinance which requires legislative action by
the Town Board, Town of Wappinger."

Dear Sir:
This letter is written to request a zoning variance on my farm of
53.42 acres on Chelsea Road, Town of Wappinger.
The purpose of this r~quest is to obtain clearance for the establish-
ment of a riding school. Activities of this school include lessons in
equitation, supervised trail riding and board and exchange of
pleasure horses.
The farm has been used for many years for the purpose of horse
br~eding and sale. Facilities include stables, riding ring and trail .
sites.
It is planned that the activities will be restricted to the property.
There will be no unsupervised riding or livery.
