The aim is to subdivide the existing single parcel, which currently has three (3) existing dwelling units on it, into three separate lots. The dwelling units on each of the proposed lots do not meet the front yard setback requirements for the R-40 Zoning district. These dwelling units were built in 1923, 1950 and 1959, so their location and construction pre-dates zoning.
