Substantive revisions include: 1. The following language was added to the body of the resolution: "WHEREAS, the Subject Property is already improved with a building and accessOl)' office out-building, and the Applicant is proposing to continue to use said buildings in their existing configuration and is not proposing to expand them; and WHEREAS, the Applicant has requested and received four area variances from the Zoning Board of Appeals, at its meeting held on November 12, 1997; and WHEREAS, the Applicant is proposing to remove an existing mobile home which is located on the site, as appears on the previously approved site plan for the Furlani Machine Shop, and to otherwise improve the property with additional landscaping and other improvements; and" 2. Condition #2a(4) concerning the submission of plans for a closed-loop drain system was deleted and the following inserted in its place: "The Applicant shall obtain and submit formal acceptance from the Highway Superintendent for the proposed curb cuts. The following additional condition was added: "The Applicant shall submit a revised drainage plan, including necessary topographic and other information, to the satisfaction of the Town Engineer." 4. Condition #2a(7) was revised to read as follows: "(7) The Applicant shall revise the plan to specify that a maximum of twelve (12) employee and customer parking and vehicles awaiting repair shall be permitted only in the twelve (12) patron and employee parking spaces designated on the site plan and that a maximum of nine (9) rental truck vehicles may be stored only in the 9 rental truck storage spaces designated on the site plan, for a total maximum of twenty-one (21) vehicles on the site. Notes to this effect shall be added to the site plan." 5. Condition #2a(8) regarding the proposed steel chain and wooden post barrier on Middlebush Road was revised to reflect the discussion at the 11/17/97 meeting and to require a detail on the site plan. 6. The condition to provide a planted buffer along the southern property line of the rental truck storage area and requiring that all evergreen trees be a minimum of six feet in height was deleted and replaced with the condition that sizes for all of the proposed plantings shall be shown on the plan to the satisfaction of the Planning Board, but in no case less than four (4) feet in height. The standard maintenance notation was added as a condition. 7. Condition #2a(10) was revised to require the site plan to be revised to correct the size and design of the proposed signs including materials, colors, and other pertinent information to conform with the sign designs shown on the building elevations submitted at the 11/17/97 Planning Board meeting. 8. The resolution was revised to delete the condition that reserved the ability of the Planning Board to require additional landscaping or other improvements to mitigate nuisance matters which may not have been evident during the review.
