1980-11-07 ~' .... PLANNI NG BOARD TOWN OF WAPPINGER TOWN HALL WAPPINGERS FALLS. NEW YORK 12590 I\. 'JY RECEIVED NOV 7 1980 ELAINE H. SNOWDEN TEL. 297-6257 Memorandum To: Town Board Jon Holden Adams, Attorney to the Town Recreation Commission From: Town of Wappinger Planning Board Date: November 7th, 1980 subject: Conservation subdivisions As of the date of adoption of the new zoning Ordinance, I know of two conservation subdivision applications at present with more to come. The conservation subdivisions will leave large and small pieces of land throughout the Town. We have considered two ways to designate and control this land. 1. Homeowners' Associations. 2. Park Districts - (Town wide or local). A third possibility is that the land be deeded to the Town for recreation purposes. The developer would turn over the land to the Town in a similar manner to the way he presently deeds recreation land. This would avoid the setting up of any new procedures or districts. The Recreation Commission will control the development of this land with ball fields, playgrounds, trails, etc. or leave it in it's natural state. The Planning Board is recommending this third possibility and would appreciate your comments on this matter. PLANNI NG BOARD TOWN OF WAPPINGER TOWN HALL WAPPINGERS FALLS. NEW YORK 12590 TEL. 297.6257 Page Two November 7th, 1980 It should be noted that this land transfer is of the Town recreation requirements and additional still required. not in lieu land or money is I would also like to suggest, which would require a change in policy, that the developer be allowed to perform an equal amount of work in lieu of money. The work to be done would come from our pending long range capital improvement recreation plan. Your immediate attention would be appreciated as a policy should be in place before any more conservation subdivisions come before us. Thank you for your consideration. Very truly yours, V~~~, victor L. Fanuele, Chairman ~ Town of Wappinger Planning Board VLF/br cc , Elaine H. Snowden, Town Clerk /' '.- ;,..- ',.I
