is $40,000. Assessment erroneous per
overvaluation of $5000, should be $35,000
No Comparab1es. Purchased in 1971.
What was the purchase price?
$85,000 in 1971 including good will.
Remodeled in 1980?
Yes
$40,000 gives a true value
I got that figure from Mr. Logan
Reading: we feel not true value as good will

It is true that $325,000 was offered.
!t is true it came up. The people were
interested but we changed our minds.
Did they offer it?
Yes
Did they intend to run it as a business?
Well it was the Elks club. They are a non-
profit business
Is it for sale?
No
It is in conflict with an Elk Member
It is not the case that the price was raised.
If I bought the business and opened a place on
Route 9 and called it Villa Borghese, what
would the good will be worth?
I don't know. My building and everybody knows
story of building and 3 acres. It is a non-
conforming business. If closed would be a
residental property. I do not question that
the property has value. You cannot buy a
$325,000 gross business for $125,000. Our
location is against us.
1971 purchased for $85,000. What figure?
45,000 for fixtures 40,000 real estate
No comparables?
We have the Chinese Restaurant on Rte 9
Isn't that commercial property.
Same as yours, being used for a restuarant
It is a privilege of being non-conforming.

Complaint is, you checked two. Erroneous
by overva1uated $3400.
Only in the house since March. So this is
new to me.
That is what we are going to try to get it
straightened out here. How much do you
think you should be assessed for.
I talked with Mr. Logan and since we paid
more than what assessed for, that is our
responsiblity.
How much FHA appraisal for $56,000?
Purchased $59,400 3/7/82, Mortgage 39,400
Insured for $60,000. How old is the house?
About 23M25 years old
Asked Mrs. Rose to sign grievance form,
which they both did.
Actually the Town Assessor's office assessed
at a value of $52,000. Based upon State
ratio rate of 14.8, so the town has not used
a higher figure than appraisal.
. Iccannot.understand how 't'Te are getting
raised as we are just getting in.
What did you pay?
59,400
You paid 5 points
On the total amount
That would bring it donw to $56,400
Did everyone get assessed in our area?
No. One thing you can do is to check the
tax roll.
One neighbor has a yellow house but I do not
know the name.
Advised them to look at tax roll and compare.;
Then give in a list tonight and it will help'
us to decide. By getting comparables you may:
find several are the same as yours or some ~
not. The burden of proof falls on the :
property owner.
asked if any more questions. then advised the
Roses , we will notify you by mail of our
decision.
