Subject:
Alexander & Klein Site Plan - 40,000 Square Foot Warehouse
to be located on property on the corner of st. Nicholas Road
and New Hackensack Road, in the Town of Wappinger.
At their October 15th, 1979 meeting, a motion was made by
Mr. Mills, seconded by Dr. Miller, to adopt the following resolution:
BE IT RESOLVED THAT SITE PLAN APPROVAL IS HEREBY GRANTED
TO David Alexander and James Klein for site plan entitled
"Alexander & Klein proposed Warehouse, Town of Wappinger, Dutchess
county, New York", prepared by Richard G. Barger, P.E. & L.S.,
dated 6/6/79 and revised 10/10/79 and subject to the following
conditions:
1. Approval of the Dutchess County Department of Health
on water supply and sewage disposal shall be obtained prior
to the issuance of a building permit.
2. Driveway permit shall be obtained from the Town of Wappinger
Highway Superintendent prior to the issuance of a building permit.
3. Drainage plans shall be approved by the Engineer to the
Town prior to the issuance of a building permit. A copy of
said drainage plans shall be provided to the Dutchess County
Department of Public Works.
4. The Dutchess County Department of Public Works recommends
that the roof drains be piped into the culvert under the Town
road which would require the culvert size to be increased.
5. The New Hackensack Fire Company shall be supplied with
a copy of the building plans for their review and approval
prior to the issuance of a building permit. Applicants are
required to comply with the appropriate New york State Fire
Codes and the Town of Wappinger Fire Prevention Law.

6. Downstream drainage fee of $ .15 a square foot for newly
constructed roofed areas and areas covered by impervious material
shall be paid prior to the issuance of a building permit
($10,500.00) .
7. provision shall be made for road widening and additional
paving to make st. Nicholas Road a width of thirty (30) feet
from New Hackensack Road to the site entrance to facilitate
entrance and exit to and from the site. This work shall be
done under the guidance and the supervision of the Town of
wappinger Highway Superintendent. The site plan shall be
revised to indicate the same.
8. .The zoning Administrator shall examine the site after
leaves have fallen to determine where buffering should be
required along the boundary of the Barbara otis property.
The Zoning Administrator then shall require the applicants
to plant Evergreens of sufficient size where said zoning
Aqrninistrator has determined buffering is necessary.
9. No business shall be conducted on the premises during
the hours of 10:00 p.m. to 6:00 a.m.
10. The building shall not exceed the maximum allowable
height of 154 feet above Mean Sea Level.
11. Trees and shrubs along the north-west corner of the
property fronting on New Hackensack Road shall be trimmed
to improve site distance.
