Dear Sir:
At the July 11, 1988 meeting of the Town of Wappinger Plan-
ning Board, a motion was made by Mr. Mills, seconded by
Mr. Parsons to adopt the following resolution:
BE IT RESOLVED THAT THE PLANNING BOARD OF THE TOWN OF WAP-
PINGER HEREBY GRANTS FINAL SITE PLAN APPROVAL to the Bedding
Gallery Town of Wappinger, Dutchess County, New York, dated
9/28/87,and revised 4/28/88, 5/6188, 6/3/88, and 1016/88,
prepared by Lynch and Cornacchini, RA and Subject to the
Following Conditions.
1. Approval of the Dutchess County Dept. of Health on water
supply and sewage disposal shall be obtained prior to final
approval.
2. Approval of Town Highway Superintendent shall be obtained
on entrance and exit prior to final approval.
3. Downstream drainage fee of $. 15 a square foot for newly
constructed roofed areas and areas covered with impervious
material shall be paid prior to the issuance of a building
permit.
4. An erosion control plan shall be approved by the Engi-
neer to the Town and the Conservation Advisory Council
prior to final approval in accordance with the requirements
of the Town of Wappinger Soil Erosion & Sediment Control
Ordinance.

5. An application shall be made to the Zoning Administrator
for a grading permit which shall meet the Soil Erosion &
Sediment Control Ordinance requirements, including submission
of a plan showing design and materials. A month by month
schedule shall be submitted to the Zoning Administrator
prior to final approval.
6. A drainage plan shall be approved by the Engineer to the
Town prior to final approval. The Conservation Advisory
Council shall be given an opportunity to review the plan.
7. A copy of the building plans shall be supplied to the
Fire Prevention Bureau for their review prior to the iss-
uance of a building permit.
8. The Fire Prevention Bureau shall inspect the premises
prior to the issuance of a Certificate of Occupancy.
9. Any signs to be located on the premises and/or building
shall comply with the requirements of the Town of Wappinger
Zoning Ordinance.
10. Adequate screening shall be required for the refuse en-
closure as determined by the Planning Board.
11. Site Lighting shall be submitted and reviewed by the
Zoning Administrator prior to final approval to insure that
there will be no glare onto roadways and/or adjacent resi-
dential areas.
12. Landscaping shall be required ~s determined by the
Planning Board.
13. A certified, as built plan shall be submitted and app-
roved by the Planning Board prior to the issuance of a
Certificate of Occupancy.
14. Upon completion of all requirements set forth in the
action approving the site plan, 6 copies of the site plan
shall be submitted for the Planning Board Chairmans sign-
ature.
15. ABACA REQUIREMENTS:
New Addition with match existing colors and ribbs metal
paneling.
Will match existing concrete block "everything to match
existing"
Recommend to plant white line on South of Border of property
5 foot on center.

Comment 1 of our April 25, 1988 letter is still outstanding.
17. It is the opinion of the builder's architect that the
additional runoff from this site will not have any adverse
impact on the existing drainage facilities in the street.
In my opinion, he has not demonstrated this. He should pro-
vide documentation to show what the actual effect would be.
18. The applicant has changed the proposed gravel parking
area to a black top parking area. This is acceptable to
this office.
19. The Town Planner should complete the necessary SEQR
documents.
