NEW YORK 12590 TEL. 297-6257 Report To: Anna Angell Young, Zoning Administrator From: Town of Wappinger Planning Board Date: April 9th, 1985 Subject: The Bedding Gallery - Application for site plan approval of a proposed warehouse located on Old State Road, in the Town of Wappinger. At the April 8th, 1985 meeting of the Planning Board, a motion was made by Mr. Fanuele, seconded by Mr. Parsons, to adopt the following resolution: BE IT RESOLVED THAT THE PLANNING BOARD OF THE TOWN OF WAPPINGER HEREBY GRANTS FINAL SITE PLAN APPROVAL to Louis Loiacona for site plan entitled " The Bedding Gallery, Town of Wappinger, Dutchess County, New York", prepared by John E. Railing, P.E., 1.S., and dated March 15th, 1985 and revised March 26th, 1985, and subject to the following conditions: 1. Approval of the Dutchess County Department of Health on water supply and sewage disposal shall be obtained prior to the issuance of a bulding permit. 2. Downstream drainage fee of $ .15 a square foot for newly constructed roofed areas and areas covered 1Nith impervious material shall be paid prior to the issuance of a buidling permit. 3. An erosion control plan shall be approved by the Engineer to the Town and the Conservation Advisory Council prior to the issuance of a building permit in accordance with the requirements of the Town of Wappinger Soil Erosion & Sediment Control Ordinance. 4. An application shall be made to the Zoning Administrator for a grading permit which shall meet the Soil Erosion & Sediment Control Ordinance requirements, including submission of a plan showing design and materials. A month by month schedule shall be submitted to the Zoning Administrator prior to the issuance of a building permit. 5. A site drainage plan shal+ be approved by the Engineer to the Town prior to the issuance of a building permit. The Conservation Advisory Council shall be given an opportunity to review the plan. o. A copy of the building plans shall be supplied to the Fire Prevention Bureau for their review prior to the issuance of a building permit. 7. The Fire Prevention Bureau shall inspect the premises prior to the issuance of a Certificate of Occupancy. 8. Any signs to be located on the premises and/or building shall comply with the requirements of the Town of Wappinger Zoning Ordinance unless a variance is first obtained. Adequate screening shall be required for the refuse enclosure and will be subject to the Planning Board's review. 10. Site lighting shall be submitted and reviewed by the Zoning Administrator prior to the issuance of a building permit to insure that there will be no glare onto roadways and/or adjacent residential areas. 11. Landscaping shall be required as determined by the Planning Board. 12. The applicant is aware that the road is a private road. 13. Seedlings is large quantities shall be planted along the back of the site, and will be subject to the approval of the Zoning Administrator. 14. The circle in the front shall be landscaped and will be subject to the approval of the Zoning Administrator. 15. Approval subject to the Engineer to the Town's letter dated April 5th, 1985, with the exception of #2, #3, & #4. 16. With regard to the Engineer to the Town's letter dated April 5th, t985, #4 of the comments, just the loading dock will be paved. 17. With regard to the Engineer to the Town's letter dated April 5th, 1985, comment #6 will be subject to the Zoning Administrator approval. 18. There will be no storage of toxic materials on this site.
