Property Location: 175 Diddell Road, Town of Wappingers, Dutchess County, NY
The owner's property is a year-round, single-family residence located on two taxable parcels
located in the Towns of La Grange and Wappinger. The house on the property is located entirely
in the Town of La Grange. A detailed property map, as filed with the Dutchess County Clerk,
can be found in Attachment B.
To determine the current fair market value of the property, the parcels have been compared to
three recent sales of comparable properties located nearby in the town of La Grange.
From this analysis, the estimated fair market value of entire property as of July 1, 2006 is
$515,000. This can be broken down to a value of$82,833 for the land and $432,167 for the
house. The total land value was estimated from ratio of the entire property SIZE versus the land
value between the largest and smallest land size from the comparable recent sales. The total land
value was then prorated between the La Grange and Wappingers parcels based on their portion
of the total, 1.38 acres/75% and 0.45 acres/25%, respectively.
The estimated fair market value of the La Grange portion of the property as of July 1, 2006 is
$494,631.
The estimated fair market value of the Wappinger portion of the property as of July 1, 2006 is
S20,369.
The detailed comparison and calculation can be found in Attachment C. Supporting evidence for
the sale data, final 7/1/2007 assessment roll, and comparison data for each property can be found
in Attachments D through H.
The current homeowner's insurance policy with MetLife for 2006 has a coverage limit of
5348,300 for the dwelling and $ 69,660 for private structures, for a total of $417,960. This is
slightly lower than the estimated fair market value for the house. A copy of the policy
declarations page can be found in Attachment 1.
A copy of the original denial by the Town of Wappinger Board of Assessment Review can be
found in Attachment 1.
In addition, three adjacent, comparable properties have been valued by the assessor as lower in
fair market value per acre. All three properies are vacant parcels adjacent to the owner's primary
residence. A detailed comparison and calculation can be found in Attachment K. Supporting
evidence for the final 7/1/2007 assessment roll and comparison data for each property can be
found in Attachment D and Attachments L through N.
