I certify that:
(a) The owner has previously filed a complaint required for administrative review of
assessments.
(b) The property is improved by a one, two or three family, owner-occupied residential structure
used exclusively for residential purposes, and is not a condominium; except a condominium
designated as Class 1 in Nassau County or as "homestead" Class in an approved
assessing unit.
(c) The requested assessment is not lower than the assessment requested on the complaint
filed with the assessor or the Board of Assessment Review.
(d) If the equalized value of the property exceeds $450,000, the requested assessment
reduction does not exceed 25 percent of the assessed value.
(e) I have mailed, by certified mail, return receipt requested, or, delivered in person, within ten
days after the day of filing this petition with the County Clerk, one (1) copy of this petition to
the clerk of the assessing unit, or if there by no such clerk, then to the officer who performs
the customary duties of that official.

To Whom It May Concern:
Attached please find Petition Small Claims Assessment Review, form RPTL 730 and supporting
documentation concerning private residence at 15 Montfort Woods Road, Wappingers, NY 12590.
Based on private home sale prices at the time of assessment, July 2006, I believe my assessment to be
excessive. My house could not have sold for $318,000, and it still can't. 18 Montfort Woods Road was
sold this summer for $250,000.
Although my house has 3 bedrooms and one bathroom it is very small, less than 1000 square feet (County
tax report attached.) Most of the houses of the supporting documentation are similar to my house
concerning number of bedrooms and bathrooms, finished basement, and type of siding. All are
significantly larger in square feet ranging from 1532 square feet to 2200 square feet. The highest sale price
of any of these houses is $312,000, (well below the $3 18,000 assessed on my home) and that house has an
additional bedroom and an additional 1 ~ bathrooms, and is has close to an additional 1,000 square feet of
living space. Eight of the eleven houses of the supporting documentation sold for an average of$277,000,
well below $300,000.
This is only the starting point at which values will be determined for my taxes, homeowners insurance and
future sale of my home. If I frod myself in the position of selling my home and the assessed value far
exceeds the market value then I will have a problem selling this house.
I ask that you please review, and lower this excessive assessment to $300,000.
