Salt point Turnpike Clinton Corners, New York 12514 RE: Blue Ridge, section 2 Subdivision Dear Mr. Mead: At the April 19th, 1982 meeting of the Town of wappinger Planning Board, a motion was made by Mr. Mil~, seconded by Mr. Lawrence, to adopt the following resolution: TENTATIVE APPROVAL IS HEREBY GRANTED to Richard T. Mead - Maloney Design, Inc. for subdivision as shown on map entitled "Subdivision Plat, Blue Ridge, section 2, Town of Wappinger, Dutchess county, New York", prepared by Richard N. Carlson, L.S., and dated February, 1982, subject to the following requirements: within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivision plat in accordance with Article II, Section 22; Article III, section 30; and Article IV of the Subdivision Regulations. In addition, the application must meet the requirements of the Town of wappinger I zoning Ordinance. In addition, the following improvements, reservations,! . . . I changes, and requ~rements are pre-requ~s~te to the approval of the plat. 1. Approval of the Dutchess County Department of Health shall be obtained on water supply and sewage disposal prior to final approval. 2. Approval of the road plan and profile ~nd plan and profile of the drainage system shall be obtained from the Engineer to the Town and.the Acting Highway superintendent, in writing, prio~ to final approval. The conservation Advisory Council shall also be given an opportunity to review the plans prior to final approval. The Planning Board wants to review the plans prior to final approval. 4. An erosion control plan shall be prepared and submitted to the conservation Advisory council for review and then approval shall be obtained from the Engineer to the Town. 5. Drainage flow patterns shall be indicated on the individual plot plans. For any surface waters that enter upon properties of other persons, the applicant shall obtain a letter from the same permitting such discharge. 6. The following improvements shall be required: A. All storm water shall be conveyed by pipe to natural drainage courses. B. standard street signs will be required at each intersectio~ and temporary signs will be installed during construction. c. street specifications shall be those presently in effect at the time of construction. D. No open streams will be allowed unless permission in writing is obtained from the Acting Highway Superintendent. 7. Inspection fees for storm drainage lines shall be paid prior to the signing of the plat. 8. Downstream drainage fee of $200.00 per lot on the final plat shall be paid before the plat is signed. 9. Should these negotiations be u~s~ccessful, the developer shall provide a statement indicating why a~ agree- ment to provide cable tv service could not be reached. 13. The developer shall be required to keep the roads in t1:e subdivision clear from snow and ice and make the roads ot1:e~,ise passable until such time as the roads have been accepted by ~he Town. Upon failure to do so, the Town may autr.orize after determination that an emergency exists, a private contractor, to clear the roads or make the roads passable and tr.e expense of such work will be assumed by the developer. An Environmental Assessment Form must be filled out and submitted prior to final approval. 17.. Should there be any removal of soil off-site, the Planning Board will require that the developer comply with the requirements of Section 441 of the Town of Wappinger zoning ordinance.
