Willowbrook Road Clinton Corners, New York 12514 Dear Mr. Mead: At their May 16th, 1977 meeting, the Planning Board of the Town of Wappinger adopted the following resolution: WHEREAS, an application for final approval of a subdivision plat entitled "Subdivision Plat, Blue Ridge, Section 2, Town of Wappinger, Dutchess County, New York" was received by the Tm"n of Wappinger Planning Board on April 18th, 1977, and WHEREAS, a final public hearing was held,on Monday, May 16th, 1977 at the Town Hall, Mill .street, Wappingers Palls, New York, and WHEREAS, the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application, except as noted below, and WHEREAS, the conditions of the prelinlinary approval of said subdivision plat, granted by the Town of Wappinger Planning Board on January 19th, 1976, have been met, except as noted below. NOW, THEREFORE, BE IT RESOLVED THAT the application of Richard Mead, Maloney Design, Inc. for approval of said subdivision plat; prepared by Richard N. Carlson, L.SH and dated July 1976, latest revision 3/31/77, be approved subject to the following conditions, and that the Chairman be authorized to endorsE= approval . on said subdivision plat upon compliance with said conditions by ~ the applicant, which conditional approval shall expire six months from the date of this resolution if the applicant has not complied with the conditions set forth. Upon completion of all requirements set forth in the action approving the Subdivision Plat, the Plat shall be properly signed by the appropriate officers of the Planning Board, and shall be PLANNING BOARD TOWN OF WAPPINGER TOWN HALL WAPPINGERS FALLS. NEW YORK 12590 TEL. 297-6257 Mr. Richard Mead -2- May 24th, 1977 filed by the applicant in the Office of the County Clerk in accordance with the requirements of Section 278 of the Town Law. Any Subdivision Plat not so filed within sixty days of the date of Planning Board signature shall become null and void. 1. Road opening permits and curb cuts shall be obtained fronl the Town of Wappinger Highway Superintendent. 2. Approval of plan and profile of the drainage system and plan and profile of the road must be obtained from the Engineer to the Town and the Highway Superintendent. 3. The following improvements shall be required: a. All storm water shall be conveyed by pipe to natural drainage courses. b. Standard street signs will be required at each intersec.tion and temporary signs shall be installed during construction. c. Street Specifications shall be those presently in effect. d. No open streams will be allowed unless permission in writing is obtained from the Town. of Wappinger Highway Superintendent e. House locations on lots 8 and 9 shall be shown with the lowest house opening indicated so that a determination may be made by the Town of Wappinger Highway Superintendent on how far the pipe shall be extended. This must be indicated prior to the signing of the plat. Further, prior to the issuance of any building permits the approval of the Highway Superintendent and the Engineer to the Town must be obtained on the drainage~ f. The note on lot 8 shall be changed to reflect that the approval of the Highway SupE~rintendent and the Engineer to the Town must be obtained. . 4. It is the recommendation of the Planning .Board that $100.00 '-. per approved lot on the final subdivision plat be accepted in lieu of a land contribution for recreation. Said fee shall be paid prior to the signing of the plat. 5. Inspection fee for storm drainage lines will be collected before the Planning Board chairman signs the plat. Downstream drainage fee of $200.00 per lot on the final plat shall be paid before the Planning Board chairman signs the plat. 7. At least one street tree of the Sugar Maple variety or the Evergreen type shall be placed on each lot. These trees shall measure at least two inches in diameter at the point one foot above the ground planting level. Said trees shall not be placed in the street right-of-way. Location of said trees shall be indicated on the individual plot plans. 8. Lowest openings of all houses shall be at least two feet above finished road grade unless waived by the Town of Wappingex Highway Superintendent. 9. All footing drains and roof leaders shall be piped into the storm drainage system. 10. Prior to the issuance of any building permits, a bond of sufficient amount for the road and drainage in a form approved by the Attorny to the Town shall be approved and accepted by the Town. Smount of said bond is to be determined by the Hiqhway Superintendent and the Engineer to the Town and shall be approved by the Planning Board.
