NEW YORK 12590 TEL. 297-6;!~;7 ~ tiS January 22nd, 1976 Mr. Richard Mead Maloney Design, Inc. willowbrook Road Clinton Corners, New york 12514 Dea:[ 1-1r. 1-1ead: At the January 19th, 1976 meeting, the Planning Board of the Town of Wappinger adopted the following resolution: TENTATIVE APPROVAL IS HEREBY GRANTED to Maloney Design, Inc. for subdivision as shown on map entitled "Subdivision Plat, Blue Ridge, Section 2, Town of Wappinger, Dutchess County, New York, prepared by Richard N. Carlson, L.S., and dated revised 12/17/75, subject to the following requirements: Within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivisjon plat in accordance with Article II, Section 22; Article III, Section 30; and Article IV of the Subdivision Regulations. In addition, the application must meet the requirements of the 'rown of Wappinger Zoning Ordinance. In addition, the following improvements, reservations, changes, and requirements are pre-requisite to the approval of the plat. 1. Approval of water supply and sewage treatment facilities by the Dutchess County Department of Health ~)hall be obtained. 2. Road opening permits and curb cuts ~;hall be obtained from the TO\tm of Wappinger Highway Sup<:rint.cndent.. 3. Drainage flo'd patt.erns on all subdivided parcels shall be indicated on the pla-t. For any surface waters that enter upon properties of other persons, the applicant shall obtain letters from the same allowing such discharges. 5. The following improvements shall be required: A. All storm water shall be conveyed by pipe to natural drainage courses. B. Standard street slgns will be required at each intersection and temporary signs shall be installed during construction. C Q street specifications shall be those presently in effect.. D. No open streams will be allowed unless permission in writing 1S obtained from the Town of Wappinger Highway Superintendent. 6. It is the recommendation of the Planning Board that $100.00 per approved lot on the final subdivision plat be accepted in lieu of a land contribution for recreation. 7. Inspection fee for storm drainage lines will be collected before the Planning Board chairman signs the plat. 8. Downstream drainage fee of $200.00 per lot on the final plat shall be paid before the Planning Board chairman signs the plat. 9. At least one street tree, of the Sugar Maple variety, shall be placed on each lot. These trees shall measure at least two inches in diameter at the point one foot above .the ground plant-in'~J level. Said trees shall not be placed in the street right-of-way. 10. Lowest openings of all houses shall be at least two feet above finished road grade unless waived by the Town of Wappinger Highway Superintendent.
