requested an interpretation whether property located on Route 376, in the
general business district and owned by Chas. & Jeanne Wood, Grid # 19-6259-04
539 300-00, could be used as follows:
The office would provide accounting, clerical and payroll work in its every
day operation of Camo's business in an existing 24x72 commercial building.
The staff consists of the following personnel:
George B. Cacchio,president
Michael P. Tremper, Vice-President
S. Dare Fitzpatrick, Vice-President
2 Bookeepers
1 Comptroller
Miscellaneous office staff as needed
There is an existing 24 x 30 "Pole Barn" which would be used as a repair shop for
equipment from water & waste water facilities which cannot be repaired in the
field. A portion of the site would be used to store trailer mounted generators
and spare inventory.
There is an existing 24x26 two story house which is presently leased and would
continue to be leased.
It is my interpretation as the Zoning Administrator that the administrative
offices is clearly permitted in the General Business District (see Article IV,
Section 422.2, paragraph 3.)
The use of the property as a repair shop would appear to be permitted use subject
to a Special Use Permit because the repairs to be performed would be virtually
identical to repairs performed in a public garage and gasoline filling station.

Dear Mr. Levinson:
CAMO Pollution Control, Inc. is interested in purchasing a
piece of property in the Town of . wappinger . The property is
approximately .8 acres located on Rout~_376 with an existing tax
grid number of 539300. The property lif ~esentlY owned by Charles
and Jeanne Wood. I have attached a rou sketch of the property
and its structures.
There are three separate buildings on the property; a 24 x 26
foot two story home, a 24 x 72 foot commercial building, and a 24
x 30 foot pole barn garage. The two story home is being rented out
by a family and the remaining buildings were formerly used by
VanKleek Industries which sold and serviced dental equipment.
Their staff included office help, sales personnel, service people,
besides the motor vehicles of their employees. There were also
four company vehicles used as service and sales vehicles. In
addition to the employees, there was also considerable traffic from
their customers who came to their showroom also located on the
property.
Prior to going any further with the purchase of this property,
CAMO Pollution Control, Inc. is requesting a zoning determination
by your office to see if our use of the building would fit into the
existing zoning of general business. CAMO Pollution Control, Inc.
has been in business since 1970. The current stockholders and
officers are; George B. Cacchio, President; Michael P. Tremper,
Vice President; and S. Dare Fitzpatrick, Vice President. The
nature of our business is the operation and maintenance of Water
and Wastewater Treatment Facilities, for both private and municipal
enti ties. CAMO Pollution Control, Inc. services many
municipalities within the Hudson Valley. If you require a client
list we would be able to provide one at your request. Perhaps one

of our oldest and largest clients is the Town of Wappinger for
which we have serviced all its water and wastewater facilities
since 1974.
CAMO Pollution Control, Inc. has a total of forty full-time
employees, twel ve part-time employees, and the above mentioned
officers. Of the approximately fifty-two person payroll, seven are
full time administrative office employees, and the remaining field
personnel work at out of office sites. For the past ten years our
administrative office has been located in Hyde Park, New York with
a field office in the Town of Wappinger at the Oakwood Knolls
Wastewater Treatment Facility as well as a field office at the Town
of New Windsor Wastewater Treatment Facility. CAMO Pollution
Control's future use of the property on Route 376 is as follows:
The existing 24 x 26 foot two story home would continue to be
rented as the existing lease runs for approximately another one
year. This will be honored and hopefully renewed. The 24 x 72
foot commercial building would be used for our administrative
office for the three officers, the two bookkeepers, our controller,
and additional office staff as needed. At this office, CAMO
Pollution Control would provide all clerical, payroll and
accounting work. The 24 x 30 foot pole barn would be used by Dare
Fitzpatrick as a repair shop for the repair of equipment from the
water and wastewater facilities. The only equipment repaired at
this shop is the equipment which cannot be readily repaired in the
field. In addition to the repair shop, we possibly would also have
located on-site two trailer mounted backup generators, and the
storage of a spare inventory of related pipes and equipment.
We anticipate little or no customer traffic as with the
exception of the repair shop all our work is performed at our
clients' facilities and meetings at the clients' appropriate
meeting places. CAMO Pollution control, Inc. does have
approximately twenty company owned vehicles. With the exception of
three, all vehicles are taken home by the employees and used at our
field sites. These vehicles would have minimal in and out type
traffic, but definitely no long term parking. To fuel these
vehicles we would have a 500 gallon above ground gasoline tank with
a full secondary containment area.
In summary, CAMO Pollution control, Inc. is going to use this
site as a business headquarters and a repair site for equipment
that cannot be readily repaired in the field. It should be noted
that in no way shall there be analytical laboratory work performed
on these premises or the storage or transportation of hazardous
wastes as neither are associated with our business.
