Inspector/zoning Admin. From: Town of Wappinger planning Board ., Date: October 8th, 1982 subject: Castle Racquet & Fitness Club site plan - Route 376, in the Town of Wappinger. At the October 4th, 1982 meeting of the planning Board, a motion was ~ade by Mr. Fanuele, seconded by Mr. Rubenstein, to grant site.plan approval and adopt the following resolution: THE PLANNING BOARD OF THE TOWN OF WAPPINGER HEREBY GRANTS SITE P~ APPROVAL to Ronald La sota, for site plan entitled "castle Racquet and Fitness Club", prepared by Richard G. Barger, P.Eo & L.S., and dated 6/28/82 and subject to the following conditions: - 1. Approval of the Dutchess county Department of Health shall be obtained prior to the issuance of a building permit. 2. Approval of the New York state Department of Transportation on entrance/exit shall be obtained prior to the issuance of a building permit. 3 . Drainage plan shall be submitted and approved by the Engineer to the Town prior to the issuance of a building permit. 4. Erosion control plan shall be submitted and reviewed by the conservation Advisory council and then approved by the Engineer to the Town prior to the issuance of a building permit. 5. Downstream drainage fee of $ .15 a square foot for newly constructed roofed areas and areas covered by impervious material shall be paid prior to the issuance of a building permit. (credit for $200.00 downstream drainage fee paid 7/23/80 shall be given.) 6. signs shall conform to the requirements of the Town of wappinger zoning ordinance unless a variance is obtained. .. - "I. ... Level access of approxi- mately twenty feet shall be provided on the southerly side with two (2) six foot gates by the southwest tennis courts to permit fire vehicle access. 8. A copy of the building plans shall "'.be supplied to.~the Fire vrevention Bureau for their review prior to the issuance of a puilding permit. 9. .~abular analysis of the proposed use of all floor space sha1l be delineated on the site plan. 10. plan shall be revised to show ten percent landscaping within the perimeter of the parking' area. 11.
