Dear Ms. Casucci: At the August 29th, 1983 meeting of the Planning Board, a motion was made by Mr. Mills, to grant preliminary and final subdivision approval and waive the final public hearing. The resolutions of approval are as follows: -. TENTATIVE APPROVAL IS HEREBY GRANTED to Gayle E. Casucci for subdivision as shown on map entitled "preliminary Subdivision Plat, Lands of Gayle Casucci, Situate in the Town of Wappinger, Dutchess County, New York ", prepared by Ernest Martin, Jr., L. S. - paggi & Martin, Consulting Engineers, dated June. 1983 and revised 7/18/83, subject to the following requirements: Within six months of this tentative approval, the applicant is authorized to submi.t an application for approval of a subdivision plat in accordance with the Town of Wappinger Subdivision Regulations. In addition, the application must meet the requirements of the Town of Wappinger zoning Ordinance. In addition, the following improvements, reservations, changes, and requirements are pre-requisite to the approval of the plat. 1. Approval of the Dutchess County Department of Health shall be obtained prior to the signing. of the plat. 2.. Drainage flow patterns shall be indicated on the individu~l plot plans. For any surface waters that enter upon properties of other persons, the applicant shall obtain a letter from the same permitting such discharge. 5. No structure is to be built where the lowest openings (windows, doors, garage doors, crawls space, etc.) are lower than two feet above the road surface unless approved by the Highway Superintendent and/or the Engineer to the Town. 6. All footing drains and roof leaders, if specified by the Building Inspector, shall be piped into the storm drainage system. ... 7. Note shall be placed on the plat with regard to the private drainage easement being privately maintained rather than being maintained by the Town of Wappinger. 8. Restriction shall be placed in the deeds for the lots reflecting that it is a privately maintained easement and not an easement to be maintained by the Town of Wappinger. 9. Drainage plan shall be approved by the Engineer to the Town prior to the issuance of any building permits. Piping in the drainage easement shall be installed prior to the issuance of any building permits. 10. Erosion control plan shall be submitted to the Conservation Advisory Council for their review and then approval by the Engineer to the Town prior to the issuance of any building . permi ts . ~. ... Five copies of the filed map shall be submitted for Planning Board distribution. Said copies shall be obtained' from the County Clerk's office. WHEREAS, an application for final approval of a subdivision plat entitled "preliminary Subdivision Plat, Lands of Gayle Casucci, Situate in the Town of Wappinger, Dutchess County, New York" was received by the Town of Wappinger Planning Board on August 29th, 1983, and WHEREAS, a final public hearing is waived by the Town Qf Wappinger Planning Board, and WHEREAS, the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application, except as_noted below, and WHEREAS, the" conditions of the preliminary approval of said -. subdivision plat, granted by the Town of Wappinger Planning Board on August 29th, 1983, have been met, except as noted below. NOW, THEREFORE, BE IT RESOLVED THAT the application of Gayle Casucci for approval of said subdivision plat, prepared by Ernest Martin, Jr., LoSo - paggi & Martin, Consulting Engineers, and dated June 1983 and revised 7/18/83, be approved subject to the following conditions, and that the Chairman be authorized to endorse approval on said subdivision plat upon compliance with said conditions by the applicant, which conditional approval shall expire six months from the date of this resolution if the applicant has not complied with the conditions set forth. Upon completion of all requirements set forth in the action approving the Subdivision Plat, the Plat shall be properly signed by the appropriate officers of the Planning Board, and shall be filed by the applicant in the Office of the County Clerk in accordance with the requirements of Section 278 of the Town Law.
