'>': ~. .' .,~ o . . ... . >. ~~. o :'.~'r.r?'" ~ C ~"'... .... ~'" ~ (\.~ t" ~~SS CO~ PLANNING BOARD February 9th, 1988 Ceramic Tile Concepts, Inc. 150 Main Street Fishkill, N.Y. 12524 RE: Ceramic Tile Concepts - 2 lots - Myers Corners Road Dear Mr. Erenzo: At the February 8th, 1988 meeting of the Town of Wappinger Planning Board, a motion was made by Mr. Mills, seconded by Mr. Parsons to adopt the following resolution: WHEREAS, an application for final approval of a subdivision plat entitled, "Ceramic Tile Inc., Situated in the Town of Wappinger, Dutchess County, New York", was received by the Town of Wappinger Planning Board on February 8th, 1988, and WHEREAS, the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application except as noted below, and WHEREAS, the conditions of preliminary approval of said subdivision plat, granted by the Town of Wappinger Planning Board on June 22nd, 1987 have been met except as noted below. NOW, THEREFORE, BE IT RESOLVED THAT the application of Ceramic Tile Concepts, Inc. for approval of said subdivision plat entitled, "Ceramic Tile, Inc., Situated in the Town of Wappinger, Dutchess County, New York", and dated April 16th, 1987, and revised 10/18/87 and 1/20/88, prepared by Dennis E. Walden, L.L.S., be approved subject to the following conditions, and that the Chairman be authorized to endorse approval of said subdivision plat upon compliance with said conditions by the applicant, with conditional approval shall expire six months from the date of this resolution if the applicant has not complied with the conditions set forth. 1. Approval of the Dutchess Co. Dept. of Health shall be obtained on water supply and sewage disposal prior to final approval. 2. Curb cuts shall be obtained from the Dutchess Co. Approval of the road plan and profile and drainage plan and profiles shall be obtained from the Engineer to the Town prior to final approval. The Conservation Advisory Council shall be given an opportunity to review these plans prior to the approval of the Engineer to the Town. 4. Drainage flow patters shall be indicated on the individual plot plans. For any surface waters that enter upon properties of other persons, the applicant shall obtain letters from the same permitting such discharge. 5. The following improvements shall be required: A. All storm water shall be conveyed by pipe to natural drainage courses. B. No open stream will be allowed unless permission in writing is obtained from the Town of Wappinger Highway Superintendent. 6. The Fire Prevention Bureau shall review the plan and submit any recommendations that they may have prior to final approval. 7. Downstream drainage fee of $200.00 per lot on the final plat shall be paid prior to the signing of the plat. 8. Lowest opening of all houses (windows, doors, garage doors, crawl space, etc.) shall be at least two feet above the finished road grade unless waived by the Town of Wappinger Highway Superintendent and/or Engineer to the Town. 9. All footing drains and roof leaders shall be piped into the storm drainage system if specified by the Town of Wappinger Highway Superintendent. 10. For each lot an application shall be made for a grading permit which shall meet the Soil Erosion & Sediment Control Ordinance requirements, including submission of a plan showing design and materials and at least a month by month schedule. 11. Five copies of the filed map shall be required for Planning Board distribution. Said copies shall be required from the County Clerk's Office. 12. All lot line and dimensions shall conform with the zone that the subdivision is in. 13. The driveway for Lot #1 shall be constructed to the specifications of the driveway ordinance. 14. The buffer shown along the driveway for Lot #1 shall be removed from the plat. NY 12590-0324 Upon completion of all requirements set forth in the action approving the subdivision plat, the plat shall be properly signed by the appropriate officers of the Planning Board, and shall be filed by the applicant in the Office of the County Clerk in accordance with the requirements. of ~278 of the Town Law. Any subdivision plat not so filed within sixty (60) days of the date of Planning Board signature shall become null and void.
