The Neighborhood Business zoning district where the pro osed monument si n is
currently contains commercial land uses similar to the pro osed land use. The
monument Slgn location will conform to the existing character of this Route 9D
corrldor.
B. Please explain why you need the variance(s). Is there any way to reach the same result
without a variance(s)? please be specific in your answer.
The 22ft front yard variance for the monument sign location is necessary to allow placement
o e Slgn within a reasonable viewing distance from the Route 9D travelled
ocatlon conforms with the other existing monument si n locations alon
C. How big is the change from the standards set out in the zoning law? Is the requested area
variance(s) substantial? If not, please explain, in detail, why It Is not substantial.
The required front yard setback to the monument sign is specified at 25ft. The a licant
WlS es to construct the sign with a 3ft setback from the front lotline. Thus a 22ft variance
lS requested. This variance will allow the proposed site to conform with the existin
character of the current Route 9D Neighborhood Business land' use corridor. Therefore it is
belleved that this requested variance is not substantial and conforms with the surroundin
character of the neighborhood.
D. If your variance(s) is(are) granted, will the physical environmental conditions in the
neighborhood or district be impacted? Please explain, in detail, why or why not.
The variance involves the placem~nt of a monument si n closer to
currently stated in the zoning code. The requested front yard variance of 22ft will not
a ec any envlronmental condltions on or in the vicinity of the project site.

E. How did your need for an area variance(s) come about? Is your difficulty self-created? Please
explain your answer in detail.
The existing ELont lot line for the project site is located approximately 40ft from the
travelled way 0 Rqute 9. This lot line has always existed and has not been moved by the
proJect owner applicant. Placement of the proposed monument sign in a location that conforms
Wlt t e existing character of the Route 9 corridor will re uire a 24ft front ard variance.

F. Is your property unique in the neighborhood that is needs this type of variance? Please explain
your answer in detail.
The subject property has frontage along a state highway. The ri ht-of-wa for this state
19 way is fairly wide, creating a condition where the front lot line of the
lS relatively far (20ft) from the travelled way of Route 9D. The relativel of
grassed/gravel area between the travelled wa and the front lot line creates his
monument sign variance.
