Gentlemen:
At the November 1, 1971 meeting, the Planning Board of the
Town of Wappinger determined that your proposed ,subdivision plan
cannot be accepted for the fOllowing reasons:

1. Each parcel is not provided with frontage on a public street.
Most of the parcels shown are landlocked.
2. If the existing road was accepted as a public street there
are buildings that would not meet the setback recuirements,
particularly Surrey Lane and Popula Boulevard.
3. The sewage treatment system and water supply system are
privately o~ned and operated. In subdividing the property it
is likely that these systems would be subject to further approvals
from the State and County agencies having jurisdiction and thus
become public systems.
4. Pegarding density, although the project is non-conforming in
use, e-=:.ch parcel \lould still have to contain 3. minimum of 10 acres
at a density no les~ than 5,000 square feet of land for each unit
loca1:ed thercOll.
