Dear Board Members:
On March 14th, 2005 this office received the following information regarding the above
referenced project:
· Site Plans (Sheets 1 of 5 through 5 of 5) dated February 10th, 2005, as
prepared by The Chazen Companies.
· Short Environmental Assessment Report (EAF) and Project Narrative.
We have reviewed all submittals and would offer the following comments:
1. The Proposal is to install a private Water Storage Facility on the Chelsea Ridge
property, for use by the complex. The water supply will be provided by the Village
of Fishkill via a proposed water transmission main along Baxtertown Road and
Chelsea Road to the complex. Metering facilities will also be installed on Chelsea
Ridge property. We have limited our review herein to Site Plan items only.
2. The Project is subject to the technical review and approval of all involved
regulatory agencies (Le. NYSDOH, DCHD, DCDPW, NYSDOT, Village of Fishkill,
etc.). Construction inspection, testing and Completed Works certification shall be
performed by the Applicant's Engineer. We would ask that our office be copied on
all future submissions.
3. We would ask that the Plans be revised at the complex entrance on Chelsea Road
to allow for a potential future extension of the mains into the hamlet of Chelsea. In
lieu of the 2 - 450 bends into the complex driveway, we would ask that an 8"x8"x8"
tee be installed, with a dead end stub and 8" gate valve heading westerly along the
north side of Chelsea Road.
4. The Water Storage Tank is proposed to be 46' x 56' concrete structure, 16' high,
but with 10':t buried underground (Le. 6':t net above finished grade). The exterior
will be an exposed concrete finish, with a standing seam metal roof. All elevations,
colors, materials, etc. are subject to the review and approval of the Planning Board.

5. All aesthetic impacts must be mitigated to the satisfaction of the Town Planner. All
proposed fencing, landscape screening, etc. is subject to the review and approval
of the Town Planner.
